A company was sanctioned $10,000 for something that's probably happening in your community right now.

Courts have consistently held that business-related text messages are subject to discovery whether they lived on a company device or someone's personal phone. Delete them, and you're not just losing context. You're risking sanctions.

Here's what board members often don't realize: those record-keeping obligations belong to the association. Florida sets a 7-year minimum for official records. Attorneys generally advise 4โ€“6 years for resident correspondence. When a dispute lands, it's your community's legal record on the line, not just your management company's.

That is where ancillary revenue becomes more than a side opportunity.
