People know us for the houses. This one is a dental practice.

Le Blanc, walked inside the model before construction started. Reception, corridor, consult rooms, sterilization, operatories, patient lounge.

The reason we take commercial work is that the problem is identical and the consequences are sharper. A practice owner is a clinician, not a construction professional, and they are being asked to approve equipment layout, staff flow and patient experience off documents written for trades. So they approve it, and the gap between what they pictured and what gets built shows up during rough in, when it is expensive.

Let them walk it instead and the questions arrive early, while answers are still free.

The contractor gets the same benefit from the other direction. A client who has seen the space commits, stops revising, and stops adding weeks to a schedule that was already tied to a lease.

The courtyard is the room nobody draws.

On our 75th Street project it is arguably the main one. The house wraps it, the pool runs through it, the ramada looks across it, and it is where the family will actually spend their evenings. It deserved to be designed with the same care as the great room, so we modeled it that way.

Homeowners love seeing this because it answers questions a plan cannot. How big does it feel. Where is the shade. What do I look at from the lounge chair.

Builders love it because outdoor scope, hardscape, planting, pool, structures, is where coordination usually falls apart, and a single coordinated model is the only place all of it can be checked against itself before anyone digs. 🌿

Everything here was modeled before it was built, coordinated down to a quarter inch while there was still time to change any of it for free.

Most people cannot read a set of plans. That is not a failing, plans are a technical language written for trades, not for the person paying for the house. So a homeowner signs off on something they are only partly picturing, and then the picture in their head meets the thing in the field, and the two do not match. That gap is where the arguments live, and where the budget goes.

When a client can walk their home at 8am and again at 8pm before anyone is on site, that gap closes. They ask better questions early. They commit with confidence.

And the builder ends up with a scope that actually holds, a schedule that is not being rewritten mid pour, and a client who becomes a referral instead of a headache.

Here's something worth knowing before your next build: "stamped and permitted" doesn't mean "coordinated."

A high end builder brought us a plan set everyone believed was ready to build. We modeled it virtually anyway, scanning to a quarter inch of accuracy, and found cabinets that were already ordered and wouldn't have fit, fireplace details the client didn't understand, and 114 problems total. All worth $168,000, all hiding in a plan set that looked completely finished.
