Dallas office rents hit $52.06/SF in 2025. But that number is doing a lot of heavy lifting.

Remove Prime Class A assets and the picture changes completely. Rents were essentially flat through 2024, sitting at $30.57/SF in 2023 and $28.81/SF in 2024, before jumping in 2025.

The "Dallas is booming" story is real, but it's concentrated at the top.

New York City held its ground, up 5.0% on an already elevated base of $120.16/SF. Miamiโ€“Ft. Lauderdale posted 23.3% growth, crossing the $50/SF threshold. San Francisco was the only major market to contract, giving back 16.6% year-over-year.
