New episode of The Innovation Blueprint Podcast is up 🎧
Roman Havrylyuk, CEO of ORIL, sat down with David Lovins, CEO of The Warren Group — a company that's been collecting public records data since 1872 — for a conversation that ended up being less about one company's history and more about a problem that keeps coming up across this industry.

A few things worth sitting with:
🔸 Real estate datasets still weren't built to talk to each other. David put it plainly: "since we have a number of different data sets, some of them don't talk to one another... creating a unique identifier across all data sets is going to be critical." We hear a version of this from nearly every data company we talk to.
🔸 AI doesn't fix inconsistent public records data on its own — it's useful for catching anomalies faster, but the underlying normalization work still has to happen deliberately, before the data reaches a model.
🔸 David's advice to startups building on real estate data wasn't about tooling. It was about understanding the mission first: "you really gotta understand what data you really want, and understand it, before you build a product."

That last layer — integration, enrichment, and making disparate data sources actually usable — is where we spend our time with real estate and proptech clients, regardless of which provider their data comes from.

ORIL's CEO Roman Havrylyuk sat down with Bob Frady, co-founder and CEO of PropertyLens, whose company started from a personal problem: after selling a risk-data business, he went to buy a house and couldn't find anything that told him its actual history. So he built one.

A few things from the conversation worth sitting with:

🔸 The biggest users of property history data aren't first-time buyers — they're investors and repeat buyers who've already been burned by an undisclosed problem once. One investor manages 80 properties and pulls a report on every single one.

🔸 "Everybody says building databases is easy, but getting those databases to talk to each other, and to be consistent, and to work together — that's a hard trick to master." We hear a version of this from nearly every data company we talk to on this podcast.

🔸 AI-generated valuations can already outperform a professional appraisal on accuracy — Bob described getting a better number in five minutes than a $1,900 appraiser produced. The real bottleneck isn't the technology, it's institutional trust catching up to it.

A few things from the conversation worth sitting with:
🔸 Raw property data is becoming a commodity as counties and government agencies get more efficient at publishing their own records. As Ivo put it: "the money is not in the raw data feeds, it's really in the proprietary analytics and predictive data."
🔸 AI didn't just speed one company up, it restructured how it runs entirely — smaller teams doing more, across data acquisition, QA, and engineering, not through one flashy feature but through tooling built into the whole workflow.
🔸 Being "AI-ready" comes down to specifics most teams underestimate: resolving every record to one consistent identity, and building machine-readable access (like an MCP server) so AI systems can query data directly.
