What should you actually look for in a loft inspection? 🧐

Roof structures can look intimidating from below, but once you know what you are looking at, it becomes far more straightforward.

Truss plates in the corners tell you it is a trussed roof. From there, it is about checking the felt beneath the tiles and making sure it is doing its job.

A small rip in that felt might not sound like much, but it is enough to let moisture through, and issues like this typically get flagged as a condition rating 2 in a professional report.

This is the kind of thing worth knowing before you buy, not after 🏡 🙌🏻

That big tree next to the property? 🌳 In prolonged hot, dry weather ☀️ it can become part of a much bigger picture.

On shrinkable soils such as clay, long dry spells can reduce moisture in the ground. Add mature trees drawing even more water from the soil 💧 and movement can become something worth paying closer attention to. 👀

Then there’s drainage. 🚰 Leaking or damaged drains can also affect the ground supporting a property.

None of these things automatically mean subsidence ⚠️ but when cracks appear alongside several risk factors, it’s time to look a little deeper. 🔎
