🏑 THINKING ABOUT BUYING YOUR FIRST HOME? READ THIS BEFORE YOU SIGN ANYTHING! πŸ”‘

Buying your first home is exciting-but it’s also one of the biggest financial decisions you’ll ever make. Before you start scrolling through property listings and falling in love with your dream home, make sure your finances are ready. πŸ‘‡

1️⃣ KNOW WHAT YOU CAN REALLY AFFORD πŸ’°

Don’t only look at the monthly bond repayment.

Remember to budget for:

βœ… Municipal rates and taxes
βœ… Levies
βœ… Homeowners insurance
βœ… Maintenance and repairs
βœ… Utilities
βœ… Other monthly expenses

πŸ’‘ Important: The amount the bank approves you for is not necessarily the amount you can comfortably afford.

πŸ‘‰ Your affordability should be based on your lifestyle and financial goals-not just the maximum loan amount available to you.

2️⃣ GET PRE-QUALIFIED BEFORE YOU START HOUSE HUNTING 🏠

A pre-qualification gives you a realistic idea of your buying power and shows sellers that you are a serious buyer.

It also prevents you from falling in love with a beautiful home that is completely outside your budget. πŸ˜…πŸ’”

3️⃣ YOUR CREDIT PROFILE MATTERS πŸ“Š

Your credit score and repayment history can influence:

βœ… Whether your home loan is approved
βœ… The interest rate you receive
βœ… How much the bank is willing to lend you

πŸ“Œ Tip: Avoid taking on unnecessary debt before applying for a home loan. New car finance, store accounts, credit cards, and other loans can affect your affordability assessment.

4️⃣ DON’T FORGET THE UPFRONT COSTS πŸ’Έ

Buying a home involves more than just saving for a deposit.

You may also need to budget for:

πŸ’° Deposit
πŸ’° Transfer costs
πŸ’° Bond registration costs
πŸ’° Initiation fees
πŸ’° Moving expenses
πŸ’° Immediate repairs or improvements

πŸ‘‰ Plan for these costs before signing an Offer to Purchase.

5️⃣ DON’T RUSH THE BIGGEST PURCHASE OF YOUR LIFE 🧠

A home is a long-term financial commitment.

Before buying, consider:

πŸ”Ž The location
πŸ”Ž Your future plans
πŸ”Ž Resale potential
πŸ”Ž Your job and income stability
πŸ”Ž The total monthly cost of ownership

🏠 Your first home should help build your financial future-not put you under financial pressure every month.

Buying a home is not just about asking:

❌ β€œCan I get approved for this property?”

The better question is:

βœ… β€œCan I comfortably afford this home while still living the life I want?”

πŸ’¬ If you’re a first-time homebuyer, what is the one thing you wish someone had told you before you started looking for a home?

πŸ‘‡ Share your experience in the comments-someone else might learn from it!

πŸ’Ό Business Wisdom for Hustlers & Builders πŸ’Ό

Dear small business owners and entrepreneurs,
It’s time to shake off the mindset of chasing 100% profit from every transaction. That kind of thinking might feel like a win-but in reality, it’s a trap. πŸ“‰

A successful entrepreneur understands that reinvesting is the lifeline of business growth. If you're pocketing everything and starving your business of marketing, upgrades, staffing, or innovation-it's only a matter of time before stagnation hits.

🧠 Look at the Nokia story. Once a market leader, it fell because the company got comfortable, ignored innovation, and lost touch with evolving consumer needs-while its rivals adapted. Don’t let comfort blind you. Let purpose guide you.

πŸͺ™ Generating 100% profit may look impressive on paper, but it often means you’re skipping the crucial investments that fuel scaling, resilience, and long-term success.

βœ… Spend on your business. Invest in customer experience, technology, branding, and your team.

βœ… Reinvest not just money, but energy and attention into keeping up with trends and refining your craft.

βœ… Remember: Wealth in business isn’t what you take out-it's what you build in.

πŸ’‘ β€œProfit is the applause you get for taking care of your customers, your employees, and your business the right way.”

Let your growth be louder than your greed.

Lessons From The Somalians Way Of Running A Business...

Most spaza shops in South Africa's Townships are being run by Somalians. Strangely, they don't own those shops but rent them from South Africans who have failed to run them or simply opted to rent them out. Here are the 4 lessons:

16 HOURS SERVICE: Most of Somalians spaza shops open at 06h00 and close at 22h00. A customer has confidence that no matter how early or late he goes to a Somali owned spaza shop, he/she will find it open.

WEEKLY STOCKING: Instead of waiting for stock to finish, they stock weekly. This makes their spaza shops full and attractive at all times. When you walk in a Somali spaza shop at any time, you are likely to find what you are looking for.

CUSTOMERS SERVICE: Somalians treat their customers fairly. They will go as far as giving their loyal customers discounts or allow them to buy on credits.

COST-CUTTING MEASURES: Their rented backrooms are not far away from their shops. Some stay right at the shops. This helps them to open early and close late. When going for daily orders, some use cars while others use public transport like taxi.
