The water damage was in her condo. The leaking AC system was in the unit above.

According to local reporting, a Florida condo owner discovered water damage and mold after a neighboring unit’s air-conditioning system leaked into her property.

It’s an interesting example of how moisture investigations in attached housing can extend across ownership and access boundaries. The affected unit tells part of the story. Repair records, building management and access to neighboring units may fill in the rest.

After 6 to 8 inches of rain fell in parts of central Iowa, hundreds of homeowners were left dealing with flooded basements. In many homes, the standing water is already gone, but that doesn’t necessarily mean the materials are dry.

And the clock matters.

The EPA recommends drying water-damaged materials within 24 to 48 hours to help prevent mold growth. Drywall, insulation, flooring, and other porous materials can retain moisture long after a surface looks dry.

For inspectors, that makes a home’s recent water history important. Weeks or months later, a past flood may show up as staining, swollen materials, musty odors, replaced finishes or elevated moisture readings.

Have you ever inspected a home after a basement flood or major water event? What clues told you there was more to the story?

Mold or mildew?

Homeowners often use the terms interchangeably, but there is an important difference.

True mildew grows on living plants. What people commonly call “mildew” on drywall, tile, wood, or other building materials is usually mold.

Our latest blog explains what home inspectors should know about the difference and how to document visible fungal growth more accurately.

Finding suspected mold is only the beginning of the investigation.

Where it appears can provide clues about condensation, plumbing leaks, roof leaks, high humidity, drainage problems, and other moisture conditions throughout a home.

Join us for Where Mold Grows and What Its Location Can Tell You, a practical webinar for home inspectors.

We’ll explore where mold commonly grows, why it can appear on surfaces like tile and metal, and how its location can help guide your next steps.

Condensation is more than water on a window.

For home inspectors, it can be an important clue about indoor humidity, ventilation, insulation, airflow, and moisture conditions in the home.

In our latest blog, we cover what inspectors may need to explain to homeowners about condensation, including why it happens, how it relates to mold, and when it may deserve closer attention.

Can an AI-powered laboratory be ISO/IEC 17025 accredited?

It's one of the questions we've been asked most since announcing our accreditation.

The answer might surprise you.

ISO/IEC 17025 isn't about whether a laboratory uses microscopes, digital imaging, or AI. It's about whether the laboratory can demonstrate a technically competent quality management system, validated methods, and reliable, impartial results.

In our latest blog, we explain how AI fits into an accredited laboratory workflow, why every Sporecyte sample is reviewed by a trained analyst, and what our accreditation means for the confidence you place in every mold report.

Sporecyte is proud to contribute to this milestone!

11 million AI-assisted digital microscopy scans across human, veterinary, and environmental applications is no small feat.

As the environmental application within Techcyte’s platform, Sporecyte is part of a larger movement to bring digital microscopy and AI into fields that have traditionally relied on highly manual review.

For us, that means helping modernize mold and indoor air quality analysis while contributing to Techcyte’s broader mission to support experts across industries with practical, scalable technology.

We’re proud to be part of the progress and excited for what comes next.

Today, Techcyte is proud to announce a major milestone: 11 million AI-assisted digital microscopy scans across customer workflows.

Each scan represents a real sample, a real workflow, and someone waiting for answers.

Thank you to the Techcyte team, customers, and partners for helping move digital microscopy and AI forward.

This heat is obvious. 🥵
The moisture may not be.

With extreme heat affecting many parts of the U.S., now is a good time for home inspectors to understand how hot weather can contribute to hidden moisture concerns in the home.

Join our upcoming webinar to learn how humidity, condensation, and HVAC conditions can contribute to mold-related concerns, what to look for during summer inspections, and how to clearly communicate moisture risks to homeowners.
