As valuation protest season begins June 1st across Nebraska, it’s a good reminder that a little kindness goes a long way.
In the current Nebraska real estate market 📈⬆️ 💸property valuation can be stressful. 😣 For property owners, it’s often their largest investment. For assessors, clerks, board members, referees, and office staff, it’s a busy season filled with questions, concerns, and difficult conversations.
Here are a few helpful reminders to all stakeholders:
✅Protests are a healthy part of the process. If assessors were perfect 🪄🧞♀️and capable of reading the minds of buyers and sellers 🔮or seeing unreported home remodels with X-ray vision 🩻👀, they’d surely use those powers to secure a higher paying job! Remember, protests allow a helpful second look to ensure values are accurate and fair.
✅Facts are key! Whether it’s explaining the valuation, providing information to support a more accurate value, or simply allowing an assessor inspection, FACTS rule the day. In the end, the success of an appeal typically lands on the side with the best facts. (Recent sales, property characteristic information, etc)
✅Social media is a common place to vent and get affirmation on a variety of topics, but it is NOT a place for valuation protest hearings! Remember, the only useful social media during protest time is the MIPS page 💯😎🥰
While protest are understandably emotional for everyone involved, it’s important to be prepared for the discussion, listen to the other party, stick to facts…and keep from being a rude-abega. In the end, the goal isn’t to “win” an argument—it’s to arrive at the most accurate and equitable valuation possible. A respectful conversation, supported by facts and evidence, helps build trust in the process and confidence in the outcome. After all, everyone benefits when we approach this season with professionalism, patience, and a little bit of sweet-potato kindness. 🥔🙂
