Your competitors cut marketing when the market got hard. Brohn Homes didn’t.
Melissa Galland, SVP of Marketing at Brohn Homes, sells the most affordable new homes in central Texas to buyers spending their life savings. Discounts don’t close those buyers. Trust does.

On this episode of Anewgo of New Home Sales, Melissa gets specific:
→ Why education beats incentives for first-time buyers, and what Brohn teaches them
→ The buyer class that flopped in person and what happened when they changed the format
→ Why she kept spending on marketing while everyone else pulled back
→ How OSCs became her best source of buyer intelligence
→ Her test for whether a new technology is worth the friction

If you sell entry-level homes, or you’re trying to earn trust with nervous buyers in any price band, this one’s worth your commute.

The advantage used to be scale. Now it’s speed.

AI has reset the field for new home sales and marketing, and nobody owns the high ground yet. The builders who move first will get found first, chosen first, and learn first.

That’s why we’re co-hosting the Builder Tech Summit with Builder Designs. April 28 to 30 in Kansas City. 150 homebuilder sales and marketing leaders, one room, two days of working sessions on how homes get found, chosen and sold in the AI era. No expo hall, no booths, home for dinner Friday.

Early bird pricing is $799 through October 31 with code EARLYBIRD. Then it’s $899, and there are only 150 seats.

Your AI project is sitting in an IT queue. Who decided that?

Probably nobody.

Builders have told us the same story all year. Marketing finds a tool that could change how they reach buyers. Sales is ready to pilot it. Then it goes to IT, and it sits. Sometimes for months. Sometimes forever.

IT is usually right to ask hard questions. Buyer data, vendor access, integration risk. That’s their job.

The problem is when nobody above IT answers them.

Think of it like investing. Hiding money under a mattress feels safe, and it quietly loses value every year. Betting it all on a hot tip is reckless. Smart strategy lives in between, and so does smart technology adoption.

Your financial advisor assesses risk. You decide how much to take. Same rule applies here:

→ IT identifies and manages risk
→ Leadership decides how much risk the company accepts to keep moving
→ If leadership never decides, the answer defaults to zero. Nobody chose it. It just happened.

Meanwhile, buyers are asking AI which builders to consider, and competitors are answering questions at 10 PM on a Friday.

New blog from Chrisanthon: what mattress thinking sounds like in a builder’s office, how to change the question IT is asked, and why the cost of standing still belongs in every analysis.

Worth an honest hour at your next leadership meeting. Not an IT meeting.

“What would the covered patio do to the price?”

Your buyer asked that at 9 PM on a Saturday. Your sales team answered Monday afternoon. By then, she’d moved on.

Anewgo Interactive Floor Plans let buyers answer their own questions, right when they have them.

→ Toggle options and watch the plan, square footage and price update instantly
→ Tap any room to open photos, galleries, video or a virtual tour
→ Save a brochure of the exact plan they built and bring it to the sales center
→ Works the same on phone, tablet and desktop

And for you:

→ Every plan is data-tagged, so buyers can filter to the homes that fit
→ On an Anewgo website, that detail is readable by Google and AI, so your homes show up in search and in ChatGPT
→ Every click lands in Insights, so you know which plans and options buyers explore most

Runs on your Anewgo website, in the Marketing App and in your sales center.

"Gate it and I'm gone."

Rob Krohn, VP of Marketing at Epcon Communities, has marketed to 55+ buyers for 13 years. Here's what he's seeing right now:

→ AI use is higher among Gen X and boomers than Gen Z.
→ 100% of Epcon's buyers find them online at some point.
→ The more you give them up front, the more they trust you.

And the flip side. Make a buyer talk to you before you'll show them pricing, plans or a tour, and they'll decide you're not worth talking to at all.

New episode of Anewgo of New Home Sales with Rob Krohn. Full conversation in the first comment.

BuilderTech is back.

Most industry events give technology one session. Maybe a panel. BuilderTech gives it two full days.

It’s the only event built entirely around new home sales and marketing technology. You’ll see what builders are actually using, what’s working, and what to do next. No hype.

April 28-30, 2027. Loews Kansas City.

A tiny cutaway in the corner of a PDF is not how buyers decide on a structural option.

They want to see the whole layout change. The extended family room. The third-car garage. The bonus room over the garage. What it does to the flow of the home, not a thumbnail next to a price.

Anewgo Interactive Floor Plans do exactly that. Buyers toggle every structural option and watch the full plan update in real time, with pricing. Optional left/right mirroring matches the orientation of the lot.

New this year: floor plan hotspots. Click into a kitchen and see photos, finishes, a video, or a virtual tour of that exact space. Buyers understand the home before they ever visit.

And for your marketing team, every variation is generated instantly. No drafter, no waiting. Download any version from the dashboard and use it on your website, email, signage, or campaigns the same day.

One more thing most people miss. Every plan is data-tagged. Rooms, dimensions, options, configurations. That structure powers your search filters, feeds Google, and gives AI something real to read when a buyer asks about homes like yours.

See how it works. Link in bio.

One AI agent went viral and some very established business models had a very bad day.

In this month's State of AI, Anya Chrisanthon covers a September that no one saw coming. AI agents topped the App Store, moved markets, got locked out of the biggest store on the internet and set off the industry's first real safety scare, all in a few weeks.

The big question for builders: when a buyer's AI agent comes shopping, will it find you, understand you and trust you enough to act?

BuilderTech is back.🚀

Every industry conference gives you one session on technology. Maybe a panel. Then it is back to everything else.

This is different. Two full days dedicated entirely to new home sales and marketing technology. The only event in the industry solely focused on it.

Anewgo and Builder Designs are joining forces to bring it to you. John Lee and Chip Johnson have been talking about this for years, sitting in the back of conference rooms saying the same thing: builders need a place to get pragmatic about tech. No hyperbole. Real applications, real builder case studies, and a roadmap you can actually execute.

April 28-30, 2027. Loews Kansas City, right in the Power and Light District.

And here is the part that matters: only 150 seats. This is not a gala. It is a working event where you leave with mentors, peer partners, and a plan, not just ideas.

Early bird tickets are live now at buildertech.com. Use code EARLYBIRD for $799 through October 31. Regular price is $899 after that. Bring your team, there is a discount for groups of 3 or more.

The fear of being left behind is now scarier than the fear of early adoption. Come figure this out with us.
