Looking for an experienced Property Manager / Maintenance person/couple to run a small Apartment / Duplex community. I would prefer a couple with experience in this field that is capable of working independently with minimal supervision and able to maintain this property without needing constant direction.
Some of the duties of this position will include:
-Familiar with up to date RCW information as to not violate any laws and keep this property in good standings at all times.
-You will need to be assertive and capable of on the spot problem solving, we need someone able to stand their ground with people and let them know what is and is not alright
-It would be advisable for you to have a reliable mode of transportation and capable of operating it legally
-Make repairs and address maintenance tickets/requests in a safe, timely and professional manner (you will provide tools, we will provide parts and supplies). This can be appliances, broken windows, leaks, and anything else of this nature.
-Perform all inspections with attention to detail and holding people accountable for damage or lack of respect for property
-Perform turns on apartments after tenants leave the property, generally, this involves repairing any wall damage, cleaning, painting and replacing anything that is damaged that impacts usability or appeal for the next potential tenant. We upgrade doors, windows, bath stalls, vinyl and anything else that might need to be replaced or repaired. All items need to be well documented and photographed for records
-Maintain accurate timesheets and work logs
-Operate a computer comfortably(experience with excel, transferring photos, sending and replying to emails)
Maintain well-kept records concerning all monies handled as well as any outstanding debts
-Communicate clearly and candidly with Owner/Operator of property on a regular (sometimes daily) basis
-A professional communicator that is able to take phone calls; answering questions, from tenants and potential tenants.
-Hand out applications, assisting people with questions, performing basic math(accurately)
-EXPERIENCE with leases and understanding things well enough to explain things to people when needed
-Organizational skills with the ability to maintain all records and files on an ongoing basis, at times information will be needed quickly and should be easily accessible
This will be a 1099 job, so you will be responsible for handling all of your own taxes, as an independent contractor.
