Warren Buffettâs famous investing principle, âBe fearful when others are greedy and be greedy when others are fearful,â is especially relevant in todayâs real estate market.
High interest rates, commercial real estate loan maturities, floating-rate debt, tighter lending standards, refinancing pressure, and economic uncertainty are creating serious challenges for property owners. Some investors are being forced to refinance at much higher rates, while others may need to sell because their current debt structure no longer works.
That does not mean every distressed property is a good investment.
It means the current market may create more opportunities for disciplined real estate investors who know how to properly underwrite a deal.
The real advantage comes from analyzing the numbers:
purchase price, NOI, cap rate, DSCR, debt service, cash flow, cash-on-cash return, IRR, rent growth, expenses, and exit assumptions.
A property can be a bad investment at one price and a strong opportunity at another.
Fear creates motivated sellers. Good underwriting helps you determine whether the opportunity is actually worth it.
Watch the market. Run the numbers. Move when the deal makes sense.
