A 3% market is not a 3% return. Not if you borrowed to buy.

Put 20 to 25% down and a 3% gain on the property is a 12 to 15% return on the money you actually spent. That part gets explained a lot.

Here is the part that does not. Next year, the same 3% gets calculated on this year's higher price. Not on what you paid. The base moves up every year and the percentage keeps landing on a bigger number.

A dividend pays out and resets. This one builds on itself.

There is a return on a rental property that you never fund yourself.

Someone lives in the house and pays rent. The rent covers the mortgage. Part of every mortgage payment goes to principal, so the loan balance drops a little every month.

Nothing about that requires a good market. The loan gets smaller in a flat year exactly the way it does in a hot one.

Rent comes in. The debt goes down. You paid for neither side of that.

Your property manager does not have your real numbers. Which means the cash flow figure you quote at dinner is probably wrong.

Look at what the statement leaves out. Your taxes. Your insurance. Your principal and interest. And every capital expenditure you paid out of pocket instead of running through the manager.

Add those back and the number moves. Sometimes a lot.

So most investors end up doing it by hand. Quarterly if they are disciplined. Never, if we are being honest about it.

And even with the right expenses, one more trap. A $300 month is not your return. Multiply by 12, then divide by what you actually put in. That is the number.
