The legacy brokers who made the industry hard to break into weren’t just gatekeeping for its own sake, they were protecting a standard of practice that required real apprenticeship, real mentorship, real time in the room before you were handed responsibility.

Placemaking is the discipline of holding those questions open through the entire process, not resolving them in the marketing phase, but letting them shape the decisions that come before it.

Ray Oldenburg named them decades ago—The spaces that are neither home nor work, where community actually forms. The barbershop. The library. The corner store that knows your order. The park that belongs to everyone and was therefore designed for no one in particular, and somehow still works.

Development decisions kill third places quietly. A rezoning here, a rent increase there, a mixed-use project that activates the ground floor with a concept too expensive for the neighborhood it's supposed to serve. The loss is rarely announced. It accumulates. And once it's gone—the gathering place, the institution, the informal civic infrastructure, what replaces it is almost never the same thing.
