πΊπΈ VA TIP OF THE DAY: There Is No "VA Inspector."
Veterans, let's clear this up. π¨ The VA appraisal is NOT a home inspection.
A VA appraiser is there to:

Determine the property's value
β
Observe whether it meets VA Minimum Property Requirements (MPRs)
They are NOT testing appliances or running operational checks on mechanical systems. VA Lenders Handbook 26-7, Ch. 12, Sec. 14 even says the utilities don't have to be on when the appraiser visits. π
Can an appraiser flag an MPR issue, like an exposed wire or safety concern? Absolutely. But that is very different from an inspection, and most MPR items get worked through with a lender who truly knows VA.
So stop believing:
β "The VA inspector checks everything."
β "The house won't pass VA inspection."
