Which huge challenges real estate development is facing? Is digitalization a remedy? Find some expert insights below from the panel moderated by Sebastian Beiglböck, Managing Director, VÖPE, in which Patrycja Miklińska participated at the PropTech Vienna Conference in Austria.

Andreas Holler, Managing Director, BUWOG, described some digital tools they use as one of the largest developers and owners in Austria. In this country alone, there are more than two million old buildings that are far from being decarbonized. Andreas Holler shared the company’s plans to make use of PropTech in their existing portfolio, especially to make buildings more sustainable. According to him, digitalization platforms will certainly contribute to improving business models and enhancing customer satisfaction. However, in general, it is hard on the market to find solutions that cover their whole processes. There are solutions that cover only a part of them, such as warranty claims, data collection, monitoring, etc., and it is hard for them to find something that is all in one.

Simon Battlogg, Member of the Executive Board, Rhomberg, shared his approach to the PropTech industry and perception on the thesis that digital will be the only chance to establish a real circular economy in the building context. In response to the question of whether artificial intelligence is capable of replacing humans, he stated that partially yes, but fortunately not completely which would not be a good solution.

Patrycja Miklińska emphasized the importance of PropTech's role not only in collecting and monitoring data, such as energy consumption but also in analyzing it. She also mentioned using AI to predict media consumption, analyze trends, like occupancy in buildings, and then adjust facilities and consumption. For example, through integrating with weather forecasting platforms, data-based analysis and prediction regarding needed energy in a given property can be done – if there is a need to turn on the air conditioning or heating, and if yes - when, where, and how long. Also, solutions like AI-powered chatbots can improve overall tenant experience and the use of artificial intelligence in developers’ offers analysis, which checks customer preferences and behavior, supports adjusting offerings, amenities, and interior designs.

Patrycja Miklińska also mentioned other PropTech solutions supporting decarbonization, such as vehicle access control systems enabling automation of barriers opening. It allows car drivers to non-stop entry which decreases CO2 emissions. She also confirmed that PropTech solutions allow cost savings by increasing efficiency, customer satisfaction, as well as lowering and controlling energy consumption.

Krzysztof Gawliczek took part in the 21st edition of the RetailCon conference in Prague - a place for knowledge exchange between retail property owners and representatives from retail chains and brands. The event gathered the key retail players in the Czech Republic and Slovakia.

Along with networking, the conference focused on macroeconomic and political constraints and threats. A rising utility price and uncertainty over the situation in spring led to some investments being blocked and tenants waiting - pointed out Jindřich Kukačka, Portin. On the other hand, Libor Holub, responsible for the supervision and financial stability in Česká národní banka (ČNB), mentioned the paradox that despite the decrease in consumption, more and more companies are planning extensive expansion in the next two years, which is underpinned by the expected economic rebound.

How to meet today’s challenges of real estate managers? Discover some interesting insights below from the conference Obiekty Navigator in Gdańsk, Poland, attended by Karolina Kowacka and Dariusz Meres.

During the panel moderated by Krzysztof Kogut, Editor-In-Chief at Obiekty Magazine, Grażyna Zamorska-Wykrota, Vice-President, and Administration Director of Herbewo International, claimed it is worth encouraging tenants to offices “refit-out”. The manager should mention that if they have a limited budget then using the fit-out of the previous office can be a good solution.

Seweryna Afanasjew MBA MRICS, CEO at AFA Consulting, confirmed that it is worthwhile for tenants to use the existing equipment when they rent new office space such as desks that are often in good quality and can be used for more than ten years.

Marta Jełowicka-Gabor, Senior Property and Asset Manager, TDJ Estate, mentioned that the number of parking spaces available on the building is one of the first questions when talking about renting a property.

During the next panel speakers shared their thoughts about strategic consulting vs. data mining.

Joanna Mroczek, Senior Director, Head of Strategic Consultancy, and Board Member in CBRE Poland, claimed that today's crucial challenges are workplace and ESG.

Furthermore, she mentioned that the data tenants are asking about are constantly evolving and some questions can be surprising. Moreover, during the due diligence process (sale/purchase of real estate) when the documentation of a building is being verified, it is often necessary to check the paper archive. To conduct transactions quickly, it is a must to digitize data and store it in IT systems.

Bolesław Kołodziejczyk, Business and Data Director, Business Intelligence HUB and Consultancy, BNP Paribas Real Estate Poland, presented three aspects of building a strategy:
1. Combining data from multiple sources and drawing conclusions that are not obvious at first glance, such as vacancy information.
2. The timeline - speed of data delivery and ability to place it in time.
3. IT tools supporting in making decisions and collecting data that can be transferred to the clients.

Krzysztof Sakierski, Head of Strategic Consulting Department in Poland, Savills, shared that they use different strategic management for retail and hotels. When building a strategy, they need to check the mundane data at the beginning, such as how much space they have, and how much costs it generates. It is also important to plan the construction properly from the beginning to avoid the situation when, e.g., on high-value land, there is only one warehouse, and because of its location there is no possibility to build another.

This new real estate trade fair brought together experts from a variety of fields in the real estate sector to explore how to turn future challenges like an upcoming recession, lack of skilled workers, blown-up supply chains, and unclear funding frameworks into opportunities. Among the main topics discussed were affordable, sustainable, and liveable housing, climate change, existing property stock, dealing with financing, materials, energy, and skilled labor shortages as well as innovation and digitization.

Hello from Milan! Patrycja Miklińska attended MAPIC Italy, the leading Italian retail and real estate event.

This year's conference was centered around the theme "The Age of Responsibility: Committing to a better future". As a result of technological advancements, climate change, pandemics, and the war in Ukraine, consumer habits have changed in the retail and real estate sectors in recent years. Therefore, it was necessary to review industry practices and business models. One of the main concerns became energy costs and resources which was one of the important event topics.

The program consisted of six pillars: new concepts in retail, leisure activities in physical retail spaces, food in retail, consumers' and investors' perspectives on sustainability, the change of traditional property assets and the growth of mixed-use as well as innovations relating to technology, data, and artificial intelligence.
