Which huge challenges real estate development is facing? Is digitalization a remedy? Find some expert insights below from the panel moderated by Sebastian Beiglböck, Managing Director, VÖPE, in which Patrycja Miklińska participated at the PropTech Vienna Conference in Austria.
Andreas Holler, Managing Director, BUWOG, described some digital tools they use as one of the largest developers and owners in Austria. In this country alone, there are more than two million old buildings that are far from being decarbonized. Andreas Holler shared the company’s plans to make use of PropTech in their existing portfolio, especially to make buildings more sustainable. According to him, digitalization platforms will certainly contribute to improving business models and enhancing customer satisfaction. However, in general, it is hard on the market to find solutions that cover their whole processes. There are solutions that cover only a part of them, such as warranty claims, data collection, monitoring, etc., and it is hard for them to find something that is all in one.
Simon Battlogg, Member of the Executive Board, Rhomberg, shared his approach to the PropTech industry and perception on the thesis that digital will be the only chance to establish a real circular economy in the building context. In response to the question of whether artificial intelligence is capable of replacing humans, he stated that partially yes, but fortunately not completely which would not be a good solution.
Patrycja Miklińska emphasized the importance of PropTech's role not only in collecting and monitoring data, such as energy consumption but also in analyzing it. She also mentioned using AI to predict media consumption, analyze trends, like occupancy in buildings, and then adjust facilities and consumption. For example, through integrating with weather forecasting platforms, data-based analysis and prediction regarding needed energy in a given property can be done – if there is a need to turn on the air conditioning or heating, and if yes - when, where, and how long. Also, solutions like AI-powered chatbots can improve overall tenant experience and the use of artificial intelligence in developers’ offers analysis, which checks customer preferences and behavior, supports adjusting offerings, amenities, and interior designs.
Patrycja Miklińska also mentioned other PropTech solutions supporting decarbonization, such as vehicle access control systems enabling automation of barriers opening. It allows car drivers to non-stop entry which decreases CO2 emissions. She also confirmed that PropTech solutions allow cost savings by increasing efficiency, customer satisfaction, as well as lowering and controlling energy consumption.
