🏠 That extra €75 on top of your rent? It can’t just be called “service costs.”

From January 2027, the rules around service costs in Dutch rental contracts are changing.

For new rental agreements, landlords will only be allowed to charge service costs that fall within 8 defined categories — including utilities, furniture, certain minor maintenance, security, internet/TV signals and administration costs.

And there will be mandatory rules for how those costs are calculated and divided.

Why does that matter?

Because when you sign a rental contract, the headline rent is only part of the story.
