As expected, developers are building smaller units with more rooms to create a false illustration of price reduction as requested by the government.

The hike of overhang units indicates higher risk in property investment. This shows that what they build might not fit what most of us need... becareful young investors!


PETALING JAYA: Malaysia is entering 2019 with unsold completed residential units rising to 30,115 units as at Sept 30, 2018, an increase of 48.35% from the 20,304 units a year ago.

After 5 years, what can you expect? According to the article, you can sell it to share the profit between you and investor.

***Question: Who will bear the costs incurred? Is it shared among the first home buyer and investor?

What if you want to own it? Then, you have to go for loan and purchase according to the market value.

***Question: You bear all the costs for loan's side?

Owning a property is still found to be burdening for most of us, particularly younger generation. Here are some tips for you. Choose whichever that suits your appetite:

1. Joint purchase with your loved one, parents etc.

2. Consider affordable housing scheme such as rumahwip.

3. Rent a place first. Invest in cheaper properties with potential appreciation. This includes 2 rooms unit, low/medium cost properties, outskirt location etc. Find a strategy that comes with acceptable/bearable risk. Besides, you can have other investments too to spare yourself some cash for future purchase.

4. Participate in other beneficial schemes available such as rent-to-buy, higher loan %, low downpayment etc for first home buyer. Build a good credit record to ease the loan application, start from now, not tomorrow.

5. Consider to work at your hometown. You are more familiar with the place, might be exposed to below market value property easily, enjoy lower price if it's a small town etc. Note that give and take is required for this option.

6. Buy with zero downpayment for new project or subsale. This is somehow possible depending on factors like your circle of network, location, economy condition and negotiation skill.

7. Lower your expectation. Find property that fits your budget and requirements. Revise your requirements from time to time or strategize how you will be able to purchase the property within a period of time if you are not ready to do it now.
