Nearly all places in Klang Valley is within 10 minutes drive to malls. Lebuhraya Damansara Puchong (LDP) has close to 10 malls along the way. We need more parks and public spaces not mall. Don’t we?

In this map are areas in Klang Valley with travel time less than 10 minutes to malls using HERE map api. Yellows are the malls.

Examining the relationship between residential property prices and distance to industrial area, in Johor Bahru:

Map is showing residential and industrial land use. We overlay residential transaction price on top of it to visualize the relationship between price of real estate and the distance to industrial area. Our initial study shows that houses that closer to industrial areas are cheaper and houses with RM800K or higher are kilometers away from the factories.

green - house price < 400K
yellow - house price between 400K and 800K
purple - house price above 800K

Do we have too many malls in Klang Valley?

Moody’s Analytics commercial real estate expects 25% of U.S. malls to shut within 5 years. This raises the question whether the malls in Klang valley will experience the same fate.

Shifting consumer behavior to online shopping has left many malls in Klang Valley empty. COVID-19 accelerates the shift and exacerbates the problem. Nowadays, even older and conservative generation of consumers are now customers of online retailers.
