Love Scam 的圈套

The story went like this.

I thought I found 真命天子 ah ming treated me like I was the 𝗰𝗲𝗻𝘁𝗲𝗿 𝗼𝗳 𝗵𝗶𝘀 𝘂𝗻𝗶𝘃𝗲𝗿𝘀𝗲. He showered me with so much love and attention that 𝗺𝘆 𝗴𝘂𝗮𝗿𝗱 𝘄𝗮𝘀 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗲𝗹𝘆 𝗱𝗼𝘄𝗻.

我真的以为我遇到了那个可以托付终生的人。
When he proposed, I didn't hesitate. We started looking for our 𝗗𝗿𝗲𝗮𝗺 𝗛𝗼𝘂𝘀𝗲 𝗶𝗻 𝗦𝗸𝘂𝗱𝗮𝗶.

He needed 𝗥𝗠𝟯 𝗺𝗶𝗹𝗹𝗶𝗼𝗻.

𝗭男就是𝗭男，
Kampung 的人 让我知道他竟然已经有了老婆孩子了，
𝗧𝗠𝗗 现在我还成为了小 三 !

我的天啊，这个事情为什么会发生在我身上 !!

和他老婆了陈述了事情的发生才了解我竟然不是第一个小𝟯 !!!

去年已经有女的也是找上门了，他这个老婆也是受害者被 𝗭男骗的.

𝗛𝗶𝘀 𝘄𝗶𝗳𝗲 𝘄𝗮𝘀 𝗮𝗹𝘀𝗼 𝗮 𝘃𝗶𝗰𝘁𝗶𝗺 𝗼𝗳 𝗵𝗶𝘀 𝗹𝗶𝗲𝘀. This man was a 𝗽𝗿𝗼𝗳𝗲𝘀𝘀𝗶𝗼𝗻𝗮𝗹 𝗽𝗿𝗲𝗱𝗮𝘁𝗼𝗿—targeting wealthy women, taking their millions, and disappearing.

I didn't stop. I reached out to the other victims. Together, we gathered every bank slip, every message, and every fake contract. 𝗪𝗲 𝘁𝗲𝗮𝗺𝗲𝗱 𝘂𝗽 𝘁𝗼 𝘁𝗮𝗸𝗲 𝗵𝗶𝗺 𝗱𝗼𝘄𝗻 𝗹𝗲𝗴𝗮𝗹𝗹𝘆. * The house was purchased under the 𝗴𝘂𝗶𝘀𝗲 𝗼𝗳 𝗮 𝗳𝗿𝗮𝘂𝗱𝘂𝗹𝗲𝗻𝘁 𝗺𝗮𝗿𝗿𝗶𝗮𝗴𝗲 𝗽𝗿𝗼𝗽𝗼𝘀𝗮𝗹.

The court heard me. 法庭判给我唯一的独有权 (𝗦𝗼𝗹𝗲 𝗢𝘄𝗻𝗲𝗿𝘀𝗵𝗶𝗽) and ordered 𝗵𝗶𝘀 𝗻𝗮𝗺𝗲 𝘁𝗼 𝗯𝗲 𝗿𝗲𝗺𝗼𝘃𝗲𝗱 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝘁𝗶𝘁𝗹𝗲.

“𝗢𝗵 𝘁𝗵𝗼𝘀𝗲 𝗮𝗿𝗲 𝗷𝘂𝘀𝘁 𝗺𝗮𝗿𝗸𝗲𝘁𝗶𝗻𝗴. 𝗜𝗻 𝘁𝗵𝗲 𝗯𝗿𝗼𝗰𝗵𝘂𝗿𝗲𝘀, 𝘁𝗵𝗲𝗿𝗲’𝘀 𝗮 𝗱𝗶𝘀𝗰𝗹𝗮𝗶𝗺𝗲𝗿 𝗮𝘁 𝘁𝗵𝗲 𝗯𝗼𝘁𝘁𝗼𝗺 𝘀𝗮𝘆𝗶𝗻𝗴 𝗽𝗶𝗰𝘁𝘂𝗿𝗲𝘀 𝗮𝗿𝗲 𝗳𝗼𝗿 𝗶𝗹𝗹𝘂𝘀𝘁𝗿𝗮𝘁𝗶𝗼𝗻 𝗼𝗻𝗹𝘆.” WTF??? 这种话都讲得出口. We argued, but their security forced us out.

❌ The “𝗘𝗻𝘁𝗶𝗿𝗲 𝗔𝗴𝗿𝗲𝗲𝗺𝗲𝗻𝘁” clause: Claiming only the written contract counted.

❌ The 𝗧𝗶𝗻𝘆 𝗗𝗶𝘀𝗰𝗹𝗮𝗶𝗺𝗲𝗿: Claiming “All illustrations are artist's impressions only.”

❌ 𝗦𝘂𝗯𝗷𝗲𝗰𝘁𝗶𝘃𝗲 𝗟𝘂𝘅𝘂𝗿𝘆: Claiming you can’t sue over a “feeling.”

🏆 𝗧𝗵𝗲 𝗧𝘂𝗿𝗻𝗶𝗻𝗴 𝗣𝗼𝗶𝗻𝘁: 𝗛𝗶𝗴𝗵 𝗖𝗼𝘂𝗿𝘁 𝗥𝘂𝗹𝗶𝗻𝗴
But the 𝗛𝗶𝗴𝗵 𝗖𝗼𝘂𝗿𝘁 𝗿𝘂𝗹𝗲𝗱 𝗡𝗢.
The judge’s words changed everything:

✅ A developer 𝗰𝗮𝗻’𝘁 𝘀𝗵𝗼𝘄 𝗮 “𝗕𝗲𝗻𝘁𝗹𝗲𝘆” 𝗶𝗻 𝘁𝗵𝗲 𝗯𝗿𝗼𝗰𝗵𝘂𝗿𝗲 𝗮𝗻𝗱 𝗴𝗶𝘃𝗲 𝘆𝗼𝘂 𝗮 “𝗣𝗿𝗼𝘁𝗼𝗻” just because the SPA didn’t specify the brand.

✅ 𝗧𝗵𝗲 𝗯𝗿𝗼𝗰𝗵𝘂𝗿𝗲 𝘄𝗮𝘀𝗻’𝘁 𝗷𝘂𝘀𝘁 𝗮𝗿𝘁—𝗶𝘁 𝘄𝗮𝘀 𝗮 𝗿𝗲𝗽𝗿𝗲𝘀𝗲𝗻𝘁𝗮𝘁𝗶𝗼𝗻 𝗼𝗳 𝗳𝗮𝗰𝘁.
天网恢恢，疏而不漏. The developer lost. They had to pay us a total of 𝟲.𝟴 𝗺𝗶𝗹𝗹𝗶𝗼𝗻 𝗿𝗶𝗻𝗴𝗴𝗶𝘁 𝗶𝗻 𝗰𝗼𝗺𝗽𝗲𝗻𝘀𝗮𝘁𝗶𝗼𝗻. We finally got justice. 🤗

✅ 𝗞𝗲𝗲𝗽 𝗲𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴. Save every 𝗯𝗿𝗼𝗰𝗵𝘂𝗿𝗲, 𝗺𝗲𝘀𝘀𝗮𝗴𝗲, 𝗻𝗲𝘄𝘀𝗽𝗮𝗽𝗲𝗿 𝗮𝗱, 𝗮𝗻𝗱 𝗲𝘃𝗲𝗻 𝗽𝗵𝗼𝘁𝗼𝘀 of 𝘁𝗵𝗲 𝘀𝗵𝗼𝘄𝗿𝗼𝗼𝗺 𝗺𝗮𝘁𝗲𝗿𝗶𝗮𝗹𝘀. In court, these are your "receipts." They might save you one day!

​The developer start 𝗦𝘁𝗮𝗿𝘁 𝘁𝗼 𝗽𝗮𝘁𝘁𝗲𝗿𝗻 𝗹𝗶𝗮𝗼..they gave us notice that :

Starting August, 𝗔𝗹𝗹 𝗳𝗮𝗰𝗶𝗹𝗶𝘁𝗶𝗲𝘀 𝗮𝗿𝗲 𝗰𝗼𝗻𝘀𝗶𝗱𝗲𝗿 𝗣𝗿𝗶𝘃𝗮𝘁𝗲 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆.
Residents are 𝗥𝗲𝗾𝘂𝗶𝗿𝗲𝗱 𝘁𝗼 𝗽𝗮𝘆 𝗥𝗺 𝟱𝟬𝟬/𝗺𝗼𝗻𝘁𝗵.
Our management office must move out, and even our car park they want to charge us 𝗥𝗠 𝟴/𝗱𝗮𝘆! (all of these are on level 7 & 8).

𝗪𝗮𝗹𝗮𝗻 𝗲𝗵, 𝘀𝗶𝗮𝗼 𝗲𝗵 this developer 𝘁𝗵𝗮𝘂 𝗻𝗮𝘂 𝗽𝗮𝗶 𝗮𝗵? 🧠❌

After investigation, we found out
During 2011, when the developer submitted the “Strata Plan” to the land office, they 偷偷 𝗹𝗮𝗯𝗲𝗹𝗲𝗱 𝘁𝗵𝗲 𝗟𝗲𝘃𝗲𝗹 𝟳 & 𝟴 𝗮𝘀 𝗮 𝗣𝗿𝗶𝘃𝗮𝘁𝗲 𝗖𝗼𝗺𝗺𝗲𝗿𝗰𝗶𝗮𝗹 𝗣𝗮𝗿𝗰𝗲𝗹 instead of common area!

​This freaking developer 𝘀𝗶𝗯𝗲𝗶 过分！良心被狗吃了，奸商！！！ 😡

​ 𝗧𝗛𝗘 𝗟𝗘𝗚𝗔𝗟 “𝗦𝗠𝗔𝗖𝗞𝗗𝗢𝗪𝗡 ”
​In August, the developer filed a lawsuit against our 𝗝𝗠𝗕 (𝗝𝗼𝗶𝗻𝘁 𝗠𝗮𝗻𝗮𝗴𝗲𝗺𝗲𝗻𝘁 𝗕𝗼𝗱𝘆) for trespass. They demanded we move the office immediately and pay 𝗥𝗠 𝟰𝟱𝟬𝗸 for the last 4 years of usage!

​𝗞𝗡𝗡, 当 𝗟𝗜𝗠 𝗣𝗲𝗵 好欺负啊! 😤

We (the Residents) didn’t back down. We 𝗰𝗼𝘂𝗻𝘁𝗲𝗿 𝘀𝘂𝗲𝗱, arguing that the developer had “𝘀𝘁𝗼𝗹𝗲𝗻” 𝘁𝗵𝗲 𝟳 & 𝟴 𝗙𝗹𝗼𝗼𝗿 that was promised in the sales brochures.

​𝗧𝗵𝗲 𝗖𝗼𝘂𝗿𝘁 𝗼𝗳 𝗔𝗽𝗽𝗲𝗮𝗹 𝗝𝘂𝗱𝗴𝗲 𝘀𝗮𝗶𝗱:
✅ The original plans and brochures showed Level 7 & 8 as common area. It belonged to the residents 𝘁𝗵𝗲 𝗺𝗼𝗺𝗲𝗻𝘁 𝘁𝗵𝗲 𝗳𝗶𝗿𝘀𝘁 𝘂𝗻𝗶𝘁 𝘄𝗮𝘀 𝘀𝗼𝗹𝗱.

✅ You cant sell someone a car, then trying to 𝘁𝗮𝗸𝗲 𝗯𝗮𝗰𝗸 𝘁𝗵𝗲 𝘁𝗶𝗿𝗲𝘀 after they’ve already paid for the whole thing!

✅ The court 𝗰𝗮𝗻𝗰𝗲𝗹𝗹𝗲𝗱 𝘁𝗵𝗲 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗲𝗿 𝘁𝗶𝘁𝗹𝗲 for 7 & 8 floor and declared it 𝗖𝗼𝗺𝗺𝗼𝗻 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗳𝗼𝗿𝗲𝘃𝗲𝗿.

​lesson learned from this case study

​✅ 𝗕𝗲𝘄𝗮𝗿𝗲 𝗼𝗳 臭脚 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗲𝗿: Check their track record. See if there are past disputes or unpromising deals.

​✅​​𝗦𝗣𝗔 𝗶𝘀 𝗞𝗶𝗻𝗴: Make sure the facilities promised are stated in the SPA as a 𝗰𝗼𝗺𝗺𝗼𝗻 𝗮𝗿𝗲𝗮.

​✅ 𝗞𝗲𝗲𝗽 𝗘𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴: Save all sales brochures, messages, and photos of the showroom. In Court, these are your "𝗿𝗲𝗰𝗶𝗲𝗽𝘁𝘀". 🧾

赌鬼做 𝗳𝗮𝗸𝗲 𝗗𝗼𝗰𝘂𝗺𝗲𝗻𝘁, 拿钱跑路!

My father was a pineapple farmer 𝗶𝗻 𝗠𝘂𝗮𝗿, with 𝟭𝟭 𝗮𝗰𝗿𝗲𝘀 𝗼𝗳 𝗹𝗮𝗻𝗱. He passed away in 1977, and I inherited the land.

I had no experience in 种植, and people from my 𝗸𝗮𝗺𝗽𝘂𝗻𝗴 𝗠𝘂𝗮𝗿 wanted to keep farming it. So in August 1979, I rented the land to Mr. Goh. But after just one year, his plan failed due to various issues, and the land was 𝗹𝗲𝗳𝘁 𝘃𝗮𝗰𝗮𝗻𝘁 ever since.

In 1982, my mom—who still stayed in Muar kampung—called me screaming:
“你怎么可以这么不孝！你爸爸生前讲过啊 ，这个地是不可以卖掉的！你尽然没和我商量就自作主张 ，就让银行的人来收掉这个地 ，ah弟啊 ，怎么你可以这样！！！”

I was 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗲𝗹𝘆 𝗰𝗼𝗻𝗳𝘂𝘀𝗲𝗱 😰. I told her: “你有没有搞错，我没有把地卖掉啊” and asked her to relax, promising to investigate and let her know the truth.

After getting to the bottom of it, I uncovered the shocking fraud: 𝗠𝘆 𝟭𝟭 𝗔𝗰𝗿𝗲𝘀 𝗼𝗳 𝗹𝗮𝗻𝗱 𝗵𝗮𝗱 𝗯𝗲𝗲𝗻 抵押 𝘁𝗼 𝗥𝗫𝗫 𝗕𝗮𝗻𝗸 𝗳𝗼𝗿 𝗮 𝗥𝗠𝟯 𝗺𝗶𝗹𝗹𝗶𝗼𝗻 𝗹𝗼𝗮𝗻—by someone named 𝗧𝗮𝗻 𝗔𝗵 𝗚𝘂𝗶 (阿贵). He did it using a 𝗳𝗮𝗸𝗲 𝗣𝗼𝘄𝗲𝗿 𝗼𝗳 𝗔𝘁𝘁𝗼𝗿𝗻𝗲𝘆 (PA) (授权书)!

I had two burning questions:

*First, 𝘄𝗵𝗼 𝘁𝗵𝗲 𝗵𝗲𝗰𝗸 𝗶𝘀 阿贵?

*Second, how could he forge a document without my signature or any authorization?

𝗪𝗮𝗹𝗮𝗼 𝗲𝗵, 𝘁𝗵𝗲 𝗹𝗮𝘄𝘆𝗲𝗿 𝗮𝗻𝗱 𝗯𝗮𝗻𝗸'𝘀 𝘀𝗮𝗳𝗲𝘁𝘆 𝗽𝗿𝗼𝗰𝗲𝗱𝘂𝗿𝗲 这么 𝗟𝗮𝗼-𝘆𝗮 & 𝗞𝗡𝗦?

Overnight, I was stuck with a 𝗥𝗠𝟯 𝗺𝗶𝗹𝗹𝗶𝗼𝗻 𝗱𝗲𝗯𝘁 𝗳𝗼𝗿 𝗻𝗼 𝗿𝗲𝗮𝘀𝗼𝗻—and if I didn’t pay, I’d lose the land my father left me. 太没天理了!

I consulted a lawyer friend, who advised me to 𝗳𝗶𝗴𝗵𝘁 𝗳𝗼𝗿 𝗺𝘆 𝗿𝗶𝗴𝗵𝘁𝘀 to get back the land—since the PA was clearly fake.

He explained: A Power of Attorney is a legal document where the owner (me) gives someone else (the attorney—阿贵) the power to make decisions and sign papers on their behalf. But 阿贵 had 𝗳𝗼𝗿𝗴𝗲𝗱 𝗺𝘆 𝘀𝗶𝗴𝗻𝗮𝘁𝘂𝗿𝗲.

After months of 人肉搜索, I found out 阿贵 was actually from my 𝗠𝘂𝗮𝗿 𝗞𝗮𝗺𝗽𝘂𝗻𝗴! My Muar relatives told me he was a 赌鬼 who’d even borrowed money from my father before. He knew Mr. Goh’s farming failed and my land was vacant—so he seized the chance to 神不知鬼不觉地 𝗺𝗮𝗸𝗲 𝗳𝗮𝗸𝗲 𝗱𝗼𝗰𝘂𝗺𝗲𝗻𝘁𝘀, 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝘁𝗵𝗲 𝗹𝗮𝗻𝗱, steal RM3 million, and 跑路!

𝗚𝗼𝗱 𝗱𝗮𝗺𝗻 𝗶𝘁, 𝘁𝗵𝗶𝘀 阿贵 𝗶𝘀 𝗮 𝗳𝗸𝗶𝗻𝗴 𝗮𝘀𝘀𝗵𝗼𝗹𝗲! 🤬

我不信邪!—this was my father’s legacy! The legal battle with RXX Bank lasted 10 years, going through three levels of courts:
* 2003: High Court – Winner: The bank

* 2009: Court of Appeal – Winner: The bank

* 2010: Federal Court (最高法院) – Winner: Me (𝗢𝗵 𝘆𝗲𝘀, 𝗺𝗮𝗺𝗮 𝗶 𝗱𝗶𝗱 𝗶𝘁 !!! 𝗝𝘂𝘀𝘁𝗶𝗰𝗲 𝗶𝘀 𝘀𝗲𝗿𝘃𝗲𝗱!) 🎉🥳😭

In the first two trials, the bank’s legal team was ruthless. Their main arguments:

* They were an “innocent party”—they didn’t know the PA was fake, had lent RM3 million based on the mortgage, followed SOP, and the PA looked real (stamped and registered at the High Court).
​
* They used a “Golden Shield”: A previous Federal Court ruling that said even if a document was forged, innocent buyers/banks got “immediate indefeasibility” (can’t be challenged) under Malaysian law at the time—once the charge was registered at the land office, it was unbreakable, even if fraud was involved.

But the Federal Court finally broke the bank’s shield! 🚫🛡️
The Chief Justice used previously cases which was similar (2010 cases ) to fix the “national crisis” of land fraud which They changed Section 340 of the National Land Code (which was previously 骗子的天堂) and ruled that a forged document (PA) is a “void Instrument” (legal trash). You can’t build a legal “castle” on a “garbage” foundation—so the mortgage from the fake PA was also invalid!

Final Outcome:
* The bank lost the RM3 million loan (they had to hunt down the fraudster 阿贵 themselves).

* My name was put back on the land title (Geran), and the bank’s name was deleted.
​
* The bank had to pay me RM100k in legal costs.
十年讼战，终得昭雪—justice finally prevails! ✨🙏

Lessons learned from this case study

✅ Scammers love targeting vacant 𝘁𝗮𝗿𝗴𝗲𝘁𝗶𝗻𝗴 𝘃𝗮𝗰𝗮𝗻𝘁 𝗹𝗮𝗻𝗱—original owners rarely check on it, so scammers have plenty of time to take the money and run.

✅ Use the 𝗘-𝘁𝗮𝗻𝗮𝗵 𝗕𝗶𝗼𝗺𝗲𝘁𝗿𝗶𝗰 𝗦𝘆𝘀𝘁𝗲𝗺: Once registered, no land title transfer can happen unless you show up and scan your thumbprint.

✅ 𝗙𝗶𝗹𝗲 𝗮 𝗣𝗿𝗶𝘃𝗮𝘁𝗲 𝗖𝗮𝘃𝗲𝗮𝘁 (大大的安全锁🔒 on your land title): This freezes the title—no new names or bank charges can be registered at the land office.

Crypto mining 偷电 then 跑路...

On August 2024, got a tenant interested in my property (Shoplot). During the first viewing, that guy (Mr. Yang) 怪怪的, 光天化日下戴墨镜—我真的 无语。。 😑
He keep on staring at the electric TNB meter, taking photo & video, and has no interest in the property structure.

Even on the second viewing, he was only testing & confirming the max ampere (AMP). Out of curiosity, I asked what business he was doing. Oh, he told me is a computer business...

Ehhh but why ah computer need so big 电 meh? Ah, he said have some "special machine," so that’s why...
再问下去对方越来越不情愿讲多了。。。 我想...是不是商业秘密哦.. 算了不问了。 🤫

Ok, proceed next step. As per SOP, tenancy agreement done, deposit + utility deposit payment made. Then for the 𝐓𝐍𝐁 电费转名, Mr. Yang started his "drama" and requested don't want to transfer name:

“老板。。看可以帮忙吗。。因为我 小本生意。。刚刚创业资金有限。。 🥺 由于是 3-phase supply Deposit 需要到 RM 3k ++... 他要求不要转名。。。叫我放心。。。每个月会准时付电费。。你也可以 check TNB APP, 如果我迟换随时 call 我。。再加上电的 deposit 已经付了你，什么事都要怕啦。。”

我听他讲有道理哦。。就答应他的要求。。
Every month rental & TNB fee was on time. Then on the fourth month, my neighbour starts to complain:
“Eh, 叫你的租客不要过分 hor.. 早上吵就算了，晚上不知道别人睡觉吗！”

我满脸好奇的回答。。是什么声音啊？ He said it is like a 𝐇𝐢𝐠𝐡 𝐩𝐢𝐭𝐜𝐡𝐞𝐝 𝐕𝐚𝐜𝐮𝐮𝐦 𝐂𝐥𝐞𝐚𝐧𝐞𝐫 𝐬𝐨𝐮𝐧𝐝. I called Mr. Yang, told him about the issue, he say oh ok he will adjust his machine timing.

𝟐𝟔 𝐉𝐮𝐧𝐞 𝟐𝟎𝟐𝟓: 𝐓𝐡𝐞 𝐝𝐚𝐫𝐤𝐞𝐬𝐭 𝐝𝐚𝐲 𝐨𝐟 𝐦𝐲 𝐥𝐢𝐟𝐞. 🌑

I die also will not forget this day. I received a call saying my property was on fire. I try to call Mr. Yang but 𝐧𝐨 𝐫𝐞𝐬𝐩𝐨𝐧𝐬𝐞. 📱🚫 Immediately went to check my shoplot.
The fire was too great, I am helpless, only can 眼睁睁得看 𝐁𝐨𝐦𝐛𝐚 救火。。。 😭😭
之前骂我的邻居看到我无助的眼神竟然没来骂我，还来安慰我。。。

I told him I think my tenant Mr. Yang 跑路了，够力 liao, 这火破坏到这样，一定很多钱。。。。
他回答，
“Aiya 你有买火险的 mah... 不用担心 lah....”

I follow SOP, file police case on this fire incident, and gave whatever document I had on Mr. Yang to the police.

Then on August 2025, Police told me that 𝐌𝐫. 𝐘𝐚𝐧𝐠’𝐬 𝐝𝐨𝐜𝐮𝐦𝐞𝐧𝐭𝐬 𝐰𝐞𝐫𝐞 𝐚𝐥𝐥 𝐅𝐀𝐊𝐄. 😱 And fire investigation result was due to 𝐌𝐢𝐬𝐮𝐬𝐞 𝐨𝐟 𝐞𝐥𝐞𝐜𝐭𝐫𝐢𝐜 & 𝐎𝐯𝐞𝐫𝐥𝐨𝐚𝐝.

And because of this 𝐈𝐥𝐥𝐞𝐠𝐚𝐥 𝐀𝐜𝐭𝐢𝐯𝐢𝐭𝐢𝐞𝐬 𝐨𝐟 𝐓𝐚𝐦𝐩𝐞𝐫𝐢𝐧𝐠 𝐓𝐍𝐁 𝐄𝐥𝐞𝐜𝐭𝐫𝐢𝐜 𝐂𝐮𝐫𝐫𝐞𝐧𝐭, 𝐦𝐲 𝐟𝐢𝐫𝐞 𝐢𝐧𝐬𝐮𝐫𝐚𝐧𝐜𝐞 𝐢𝐬 𝐕𝐎𝐈𝐃!!! ❌🤢

Walao eh, 𝐓𝐌𝐃 𝐭𝐡𝐢𝐬 𝐛𝐥𝐨𝐨𝐝𝐲 𝐡𝐞𝐥𝐥 𝐌𝐑 𝐘𝐀𝐍𝐆!!! 🤬

To make things worst, on November 2025, 𝐓𝐍𝐁 𝐟𝐢𝐥𝐞 𝐚 𝐥𝐚𝐰𝐲𝐞𝐫 𝐥𝐞𝐭𝐭𝐞𝐫 𝐝𝐞𝐦𝐚𝐧𝐝𝐢𝐧𝐠 𝐑𝐌 𝟏.𝟖 𝐌𝐈𝐋𝐋𝐈𝐎𝐍 (unrecorded electricity usage + penalties + investigation/legal costs etc...) 📉💸

Now then I understand Mr. Yang 是 偷电, purpose is to feed his 𝐦𝐢𝐧𝐢𝐧𝐠 𝐦𝐚𝐜𝐡𝐢𝐧𝐞𝐬.

I seek for lawyer firm to seek justice but was told:
* 𝐓𝐍𝐁 𝐚𝐜𝐜𝐨𝐮𝐧𝐭 𝐢𝐬 𝐮𝐧𝐝𝐞𝐫 𝐌𝐘 𝐧𝐚𝐦𝐞. Supply agreement is with the registered consumer (me), not the tenant.

* 𝐓𝐍𝐁 𝐡𝐚𝐬 𝐧𝐨 𝐥𝐞𝐠𝐚𝐥 𝐫𝐢𝐠𝐡𝐭 𝐭𝐨 𝐛𝐢𝐥𝐥 𝐭𝐡𝐞 𝐭𝐞𝐧𝐚𝐧𝐭 – only the registered consumer is bound by the agreement.

* 𝐓𝐞𝐧𝐚𝐧𝐭𝐬 𝐕𝐚𝐧𝐢𝐬𝐡 𝐐𝐮𝐢𝐜𝐤𝐥𝐲 (𝐌𝐫. 𝐘𝐚𝐧𝐠), leaving TNB with no one to pursue. Landlords are permanent traceable parties with assets that TNB can use to recover cost.

But the lawyer told me based on similar cases, I can try to fight to lessen the amount TNB Demanded (1.8 M).

𝐋𝐞𝐬𝐬𝐨𝐧 𝐥𝐞𝐚𝐫𝐧 𝐟𝐫𝐨𝐦 𝐭𝐡𝐢𝐬 𝐜𝐚𝐬𝐞 𝐬𝐭𝐮𝐝𝐲:

✅ 𝐅𝐨𝐫 𝐬𝐡𝐨𝐩𝐥𝐨𝐭 & 𝐜𝐨𝐦𝐦𝐞𝐫𝐜𝐢𝐚𝐥 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲, 𝐓𝐍𝐁 𝐀𝐜𝐜𝐨𝐮𝐧𝐭 𝐌𝐔𝐒𝐓 𝐓𝐫𝐚𝐧𝐬𝐟𝐞𝐫 𝐭𝐨 租客. So if any bad thing happen or unpaid bills, the responsibility is on that tenant.

✅ 𝐈𝐟 𝐟𝐞𝐞𝐥 𝐮𝐧𝐬𝐚𝐟𝐞, 𝐦𝐚𝐤𝐞 𝐦𝐨𝐫𝐞 𝐫𝐞𝐪𝐮𝐢𝐫𝐞𝐝 𝐚𝐜𝐭𝐢𝐨𝐧. Verify Tenant ID with 𝐉𝐏𝐍, make 𝐂𝐓𝐎𝐒 𝐜𝐡𝐞𝐜𝐤, or make formal request to have an 𝐈𝐧𝐬𝐩𝐞𝐜𝐭𝐢𝐨𝐧 𝐂𝐡𝐞𝐜𝐤 🧐 (Example: around every 3 months).

Police Assisted Owner When Tenant Was Mentally Stressed
The situation went like this ...

To 𝐬𝐚𝐯𝐞 𝐦𝐨𝐧𝐞𝐲 on agent fees, I decided to find a tenant myself. I was very nervous about whether the tenant would take care of my property, so I only chose a girl. I DIY-ed the tenancy agreement from online templates, kept a copy of her ID, and followed the SOP—collected 2 months’ rental deposit and utility deposit.

𝐅𝐨𝐫 𝐭𝐡𝐞 𝐟𝐢𝐫𝐬𝐭 𝐲𝐞𝐚𝐫, everything was fine. Grace (the tenant) paid on time and was 𝐟𝐫𝐢𝐞𝐧𝐝𝐥𝐲 too.

After Chinese New Year 2024, I got a message from her:
“我暂时没有工作，公司裁员了…非常抱歉，我需要找新的工作，需要点时间，可以延迟两个月后才给你租金吗？”

Seeing her struggle, I replied:
“嗯，好的。突发情况在所难免，也不是你的错。了解你的情况，那你找到工作再来给我 update 吧。”

Three months passed—no reply. Another month—still nothing. I checked with the management: her car hadn’t moved for more than a month. Strange… 𝐧𝐨𝐭 𝐥𝐢𝐤𝐞 跑路 leh.

I was lost, so I asked a property friend for advice. He told me: don’t break in yourself—that’s illegal. Luckily, my tenancy agreement was legit. He advised me to lodge a police report and notify the property management.

Police accompanied me and the management staff to force entry. 𝐕𝐞𝐫𝐲 𝐬𝐜𝐚𝐫𝐲 😱. As the door opened, we heard frantic screaming… and smelled a strong, disgusting odor. 𝐖𝐡𝐚𝐭 𝐭𝐡𝐞 𝐡𝐞𝐥𝐥! 𝐎𝐦𝐠! Grace bit a police officer’s hand! 😳 Thankfully, we managed to separate them.

No matter what we did, Grace couldn’t calm down. She kept screaming and trying to attack. Police had to cuff her. My property was full of rubbish, and she looked like she hadn’t left the house for months (𝐬𝐡𝐞 𝐰𝐚𝐬 𝐦𝐞𝐧𝐭𝐚𝐥𝐥𝐲 𝐬𝐢𝐜𝐤 𝐚𝐧𝐝 𝐬𝐭𝐫𝐞𝐬𝐬𝐞𝐝…).

Ambulance came. Grace was taken for psychiatric assessment.

别逼自己，也不必急着想通一切。
给自己几天时间，做点让你舒服的事。
然后问问自己：我，还愿意继续向前走吗？

答案如果是肯定的，那就慢慢来。

Property Agent under table more then 12 % commission!

The situation unfolded like this:

I had been surveying around 𝐁𝐮𝐤𝐢𝐭 𝐈𝐧𝐝𝐚𝐡 and finally decided to purchase a specific property for 𝐑𝐌𝟔𝟖𝟎,𝟎𝟎𝟎 — 𝐭𝐡𝐞 𝐛𝐞𝐬𝐭 𝐨𝐟𝐟𝐞𝐫 𝐈 𝐜𝐨𝐮𝐥𝐝 𝐠𝐞𝐭.

I agreed with the agent that he would charge 𝟏% from me, and the 𝐬𝐞𝐥𝐥𝐞𝐫 (𝐭𝐡𝐞 𝐨𝐰𝐧𝐞𝐫) would pay him 𝟐%.
Everything seemed normal. 𝐓𝐡𝐞 𝐨𝐟𝐟𝐞𝐫 𝐥𝐞𝐭𝐭𝐞𝐫, 𝐭𝐡𝐞 𝐥𝐨𝐚𝐧, 𝐭𝐡𝐞 𝐚𝐠𝐫𝐞𝐞𝐦𝐞𝐧𝐭𝐬 — 𝐚𝐥𝐥 𝐜𝐨𝐦𝐩𝐥𝐞𝐭𝐞𝐝 𝐬𝐦𝐨𝐨𝐭𝐡𝐥𝐲.

He said 𝐧𝐨.

The uncle explained that he urgently needed money because he was battling 𝐜𝐚𝐧𝐜𝐞𝐫.

To me, this is clearly 𝐭𝐚𝐤𝐢𝐧𝐠 𝐚𝐝𝐯𝐚𝐧𝐭𝐚𝐠𝐞 𝐨𝐟 𝐬𝐨𝐦𝐞𝐨𝐧𝐞 𝐢𝐧 𝐚 𝐯𝐮𝐥𝐧𝐞𝐫𝐚𝐛𝐥𝐞 𝐦𝐨𝐦𝐞𝐧𝐭 — almost like 趁火打劫.

Sofas, dining sets, chairs, refrigerator, stove, washing machine,

I just needed to bring my 𝗯𝗲𝗱 & 𝗧𝗩.
Just 拎包入住,想到那个场景,心里都安爽，开心的不得了.

𝗔𝗻𝗱 𝗷𝘂𝘀𝘁 𝗹𝗶𝗸𝗲 𝘁𝗵𝗮𝘁…
𝗺𝘆 噩梦 began
There was a 𝟮-𝘆𝗲𝗮𝗿 𝘄𝗮𝗶𝘁𝗶𝗻𝗴 𝗽𝗲𝗿𝗶𝗼𝗱
For the first two years, I only paid a 𝗽𝗮𝗿𝘁𝗶𝗮𝗹 𝗮𝗺𝗼𝘂𝗻𝘁 and saved the rest. I sacrificed holidays, time with friends...and managed to saved around 𝗥𝗠 𝟯𝟬𝗸. I spent about 𝗥𝗠 𝟭𝟱𝗸 just for the very 𝗯𝗮𝘀𝗶𝗰𝘀 to move in.

𝗠𝘆 𝘀𝗮𝗹𝗮𝗿𝘆 𝗶𝘀 𝗥𝗠 𝟱𝟬𝟬𝟬

不是月光族，就是要用自己的储蓄。

Then my luck got 𝘄𝗼𝗿𝘀𝗲.My manager changed to a 恶心 𝗲𝗴𝗼-𝗱𝗿𝗶𝘃𝗲𝗻 𝗯𝗼𝘀𝘀 who thought
studying overseas made her 𝘀𝗺𝗮𝗿𝘁𝗲𝗿 than eve
One. I couldn’t 𝗧𝗔𝗛𝗔𝗡 anymore. I wanted to 𝗿𝗲𝘀𝗶𝗴𝗻 and start my own 创业,
but the installment was 𝗸𝗶𝗹𝗹𝗶𝗻𝗴 𝗺𝗲.

When my 𝘀𝗮𝘃𝗶𝗻𝗴𝘀 were almost gone…
我开始怀疑我当初的决定了
What the heck is happening?
从 后悔 + 纠结 + 焦虑 → 责怪自己

I 𝗰𝗮𝗹𝗺𝗲𝗱 𝗺𝘆𝘀𝗲𝗹𝗳 𝗱𝗼𝘄𝗻,
Thought deeply about this issue
Asked around friends for suggestions
After considering everything carefully,
I made a 𝘁𝗼𝘂𝗴𝗵 𝗱𝗲𝗰𝗶𝘀𝗶𝗼𝗻
I let go of the 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆,
even though I lost some 𝗺𝗼𝗻𝗲𝘆 𝗯𝗼𝗿𝗿𝗼𝘄𝗲𝗱 𝗳𝗿𝗼𝗺 𝗺𝘆 𝗽𝗮𝗿𝗲𝗻𝘁𝘀,
and stayed with my family again.

Without that 𝐑𝐦 𝟐𝐤 𝐦𝐨𝐧𝐭𝐡𝐥𝐲 𝐢𝐧𝐬𝐭𝐚𝐥𝐥𝐦𝐞𝐧𝐭, 𝐢 𝐜𝐨𝐮𝐥𝐝 𝐬𝐭𝐚𝐫𝐭 𝐦𝐲 𝐩𝐚𝐫𝐭 𝐭𝐢𝐦𝐞 创业 𝐡𝐨𝐦𝐞 𝐛𝐚𝐤𝐞𝐫𝐲.
跌倒了别怕，勇敢面对吧，路就在脚下，希望就在前方😊

✅ Don’t 𝗿𝘂𝘀𝗵 buying a house — it’s a 𝟯𝟱-𝘆𝗲𝗮𝗿 𝗰𝗼𝗺𝗺𝗶𝘁𝗺𝗲𝗻𝘁

✅ Only take on a monthly 𝗶𝗻𝘀𝘁𝗮𝗹𝗹𝗺𝗲𝗻𝘁 you can comfortably pay while still 𝐞𝐧𝐣𝐨𝐲𝐢𝐧𝐠 𝐲𝐨𝐮𝐫 𝐥𝐢𝐟𝐞

✅ Have a 𝐛𝐚𝐜𝐤𝐮𝐩 𝐩𝐥𝐚𝐧. Survey the 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐚𝐫𝐞𝐚 𝐫𝐞𝐧𝐭𝐚𝐥 𝐯𝐚𝐥𝐮𝐞.If you can rent it near/higher than your installment price,
it becomes an 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 instead of a burden.

✅ Be very clear 𝐰𝐡𝐲 you’re purchasing the property. 𝐃𝐮𝐧 𝐛𝐞 𝐠𝐫𝐞𝐞𝐝𝐲
