Here are some important terms you should know before signing a rental agreement ✨

① What is an Explanation of Important Matters (重要事項説明)?
Before signing a contract, the real estate agency will explain important details about the property to the tenant.

② What is a Regular Lease Contract (普通賃貸借契約)?
This is the most common type of rental contract in Japan, allowing for contract renewal.
In most cases, the contract period is two years.
💡 Tip: Contract terms and conditions vary, so be sure to check them when signing!

③ What is Fire Insurance (火災保険)?
Tenants are required to enroll in fire insurance when signing a contract. This insurance covers damages to personal belongings and the property due to fire, flooding, theft, etc.

Once your new room in Japan is confirmed, here are some important procedures you need to complete before moving in ✨

① Apply for Electricity, Gas, and Water Services
You need to set up your utilities before moving in.
For gas, you will need to schedule an appointment with the gas company and be present when they visit your new property to open the valve.
Be sure to contact each utility company in advance to complete the setup!

② Apply for Internet Service
Contact an internet service provider to set up your internet.
If any installation work is required, make sure to obtain prior approval from the management company!

③ Submit a Moving-Out or Change of Address Notification
If your address is changing, you need to submit a moving-out notification (転出届 Tenshutsu Todoke) or a change of address notification (転居届 Tenkyo Todoke) to the city hall.
Visit the city hall responsible for your old address within two weeks before or after your moving date!
Note: This is different from the move-out notice you need to submit to your current management company.

A "物件 (bukken) / property" refers to a building.
A rental property is a building you can rent by paying monthly rent to the landlord.
