Mumbai isn’t a green city.

But it has more green than most Mumbaikars realise — and most of it is invisible from the road.

▸ Sanjay Gandhi National Park — 104 sq km of forest, inside the city. Bigger than the entire Island City of Mumbai.

▸ Aarey — 1,287 hectares of forest, grassland and dairy land between Goregaon and Powai. 4 lakh+ trees. Resident leopards.

▸ Mangroves — 6,600 hectares along the coast. A third of all the mangroves in Maharashtra. Mahim, Versova, Malad, Bhandup, Sewri, Thane creek.

▸ 30 lakh street trees, per BMC’s last census. Mostly in the suburbs. The greenest ward (Ghatkopar N) has 50x more trees than the sparsest (Marine Lines).

After 25 years of failed tenders, Dharavi’s redevelopment is finally moving from plan to pavement.

Here’s what’s genuinely happening in 2026:

✅ ₹95,790 crore officially committed — the largest slum rehabilitation investment India has ever seen

✅ 50,000+ door-to-door surveys completed, an SRA record

✅ 1.5 lakh tenements mapped (vs. just 60,000 in the 2007 survey) — nobody’s being left out of the count

✅ 75% of Sector 6 residents qualified for new homes in the first eligibility list

✅ 11,000 rehab units break ground post-monsoon this year — the first real construction after decades of promises

✅ 118 acres in Malad handed over in Feb 2026. More parcels coming.

The most inclusive slum redevelopment India has ever attempted:
→ Free 350 sq ft homes for pre-2000 residents (inside Dharavi itself)
→ Subsidised 300 sq ft homes at just ₹2.5 lakh for 2000-2011 residents
→ Hire-purchase ownership for upper-floor residents — historically the first group excluded from any slum scheme in India
→ Every commercial unit gets space inside Dharavi, eligible or not
For context: under standard SRA projects, anyone living above the ground floor gets zero. This project is rewriting that rulebook.

What’s genuinely hard: a project this massive — 1 million people, 10,000 businesses, $1 billion economy — will have friction. Some relocation sites are contested. Documentation is complex. Every major stakeholder has valid concerns to raise.

But for the first time in 25 years, Dharavikars have a concrete path to legal ownership, modern amenities, and dignified housing. That’s not small.

Watch this space — what happens in Dharavi over the next 18 months will shape how every Indian city thinks about informal settlements for the next 30 years.

Everyone compares Mumbai and Bangalore rent.

Nobody frames it as a career investment.

Yes, Mumbai costs more. A comparable 2BHK in Mumbai runs ₹30–40K more per month than Bangalore. Your monthly surplus is smaller. Your rent-to-income ratio is worse.

In years 0–5, Bangalore wins on every single number.

But here’s what the data says that nobody is talking about:

The Mumbai finance premium doesn’t kick in at year 15. It kicks in at year 5–6.
At a global bank — Goldman, JPM, Morgan Stanley — a VP at year 6 is looking at ₹60–140 LPA total comp.

The annual cash bonus alone can match a Bangalore senior engineer’s full base salary. By Director level, the gap becomes ₹90–220 LPA vs ₹55–95 LPA. By MD, it’s not even a comparison anymore.

The total “career tuition” you pay Mumbai in years 0–5? Around ₹48 lakhs in extra rent and foregone savings. At VP comp, you break even in under a year.

The caveat — and this matters: This holds for global bank careers specifically. Domestic banks narrow the gap significantly. And if you’re in tech, Bangalore wins on every metric, every year. This isn’t a universal argument for Mumbai — it’s a specific argument for a specific career path.

The question was never which city is more affordable.
It’s which version of your future you’re betting on.
