想喺多倫多住宅建造一個deck
只要符合以下嘅條件，就需要向市政府申請建築許可（Building Permit）

1. Deck高度距離地面超過60厘米（24吋）
2. Deck 將建於住宅主要門口
3. Deck將建於安省建築條例（Ontario Building Code) 所列明建築物逃生出口

除此之外，亦一定要遵守政府規劃土地用途嘅法律規定（Zoning Requirement & Bylaws)

申請建築許可需要填妥以下表格:

✅Application for a Permit to Construct or Demolish
✅Schedule 1 - Designer Information （如果由工程師或者建築師設計，就唔需要填）
✅The Tree Declaration Form (就算工程唔會影響任何樹木，都需要填妥)

加拿大買二手樓要注意❗️

好多上手業主都冇喺廁所安裝抽氣扇，水氣會導致廁所發霉、滋生黴菌、牆身油漆起水泡等問題，嚴重影響健康質素。

安裝幾大嘅抽氣扇先適合，視乎廁所面積而定：
- 少於79sqf 可用細型抽氣扇
- 介乎70-100sqf 可用中型抽氣扇
- 大於100sqf可用大型抽氣扇

同時每個廁所都需要有獨立嘅抽氣扇，將風喉駁出屋頂。地庫廁所嘅抽氣扇，風喉駁出外牆。

人工包料約加幣$400-$700。

多倫多啲屋越起越細，就算係獨立屋，門口個lot已經由以前比較正常嘅尺寸，窄到變26呎。加上屋既正門旁邊又有車庫，屋與屋之間嘅距離又窄，自然屋內既採光度大大減弱。

本身屋主想換過隻大門去解決採光不足既問題，但係換過隻材料好少少既大門，費用起碼係加幣1千蚊以上。

我哋就建議喺原有既門上開窗口，一方面既環保，又採到光，貼上磨砂玻璃貼之後，更加可以喺屋內遠距離睇到屋外嘅情況，加強防盜意識，安心又放心。

最後完工時屋主非常滿意，既可以慳左成道門換嘅費用嘅50%，又可以用返有感情材料又靚嘅大門。

幫到客人，呢份喜悅同埋成功感，就係我哋努力工作既目標。
