Early check-in and late check-out just got easier!

! Housekeeping reports warn which rooms have arranged to check-in early, or check-out late. For integrated door access, the guest's key automatically allows the early check-in/late check-out times.

£ Guests can retrospectively login to "My bill" to add and pay for early check-in, late check-out, or parking access. Optionally, guests can add these, and other extras, during "Online check-in".

No more lost keys! No costly replacements! No need to check-in at reception! No waiting up for late arrivals! Ahead of arrival, guests use "Online check-in" to get their key which only works between check-in and check-out time of their stay. New with Smartair, the guest can use a simple PIN, or download the Openow APP to use their smartphone.

UK Tourist Tax

In the November 2025 budget Chancellor Rachel Reeves announced that regional mayors in England will have the power to introduce a levy on overnight stays at hotels, holiday lets and B&Bs.

If your region introduces a tourist tax, it is reputed to be between £1 to £5 a night. Edinburgh’s tourist tax, known as the Visitor Levy, is a 5 per cent charge on overnight accommodation that will be introduced on July 24 2026.

Coming soon... In Resident Pro Tourism tax can be setup to apply to one of the Sales Categories. Then, on check-in the Tourist Tax can be automatically added to invoices, so you don't have to remember to add it.

CASE STUDY - YORK SWIFT APARTMENTS - HOTEL DOOR ACCESS

Mark Allan and his family built a block of six beautifully appointed spacious "Swift Apartments" with a roof top terrace, lift, and ground floor garage, adjacent to the "Swift Fitness Gym" in York. Mark wanted to give holidaymakers access to the doors on their Smartphones, without having to queue at reception to check-in.

"Resident Pro" recommended the "Abloy Smartair" solution, and Mark chose "Vador Security Systems" in Leeds to fit the "i-Max keypad handles" on the apartment doors, public doors, and HUBS on the landings, connected by ethernet to the Windows pc in the Gym reception where the "Resident Pro" hotel software and "Smartair" software is installed.

Holidaymakers book and pay in advance using "Roombasket" on the "Swift Apartments" website, or through "Booking.com". Then, ahead of arrival, "Resident Pro" triggers an auto email and SMS text, inviting guests to check-in online and get a mobile key. The "Openow app" allows controlled access to apartments and public doors between check-in and check-out times of stays. Also, depending on whether or not Parking is purchased, access is permitted for parking.

Independently of the hotel software, the family business can use the "Smartair Web Service" on their Smartphones, or the "TS1000 Smartair software" at reception, to manually add or change the user door access, create key cards, or common PINS.
