Reflecting on the recent announcement of the Social Tenant Access to Information Requirements (STAIRs) on July 2nd, significant regulatory changes are set to transform the social housing sector in England and Wales.
From October 2026, housing associations and registered providers will be required to proactively publish core management data, supporting greater transparency and accountability in social housing. By April 2027, social tenants will have a new legal right to request detailed information about their homes—including data on repairs, service charges, anti-social behaviour, and energy efficiency metrics.
These requirements, forming part of the sector’s strengthened consumer standards, present major implications for data management, GDPR compliance, and operational readiness in social housing. Landlords and housing associations must review their publication schemes, update policies, and prepare robust processes for handling tenant information requests within specified timeframes.
