103 miles of cabling. 925 specialist light fittings. And another chapter in a 14+ year relationship.

Our latest project with London Business School saw us completely refurbish the electrical infrastructure within the 60-year-old Plowden Building.

We stripped it back to shell before installing new risers, distribution, power, containment, lighting and data infrastructure, including 70 miles of data cabling and 33 miles of electrical cabling.

Despite starting 10 weeks late due to circumstances outside our control, our original 30-week programme was delivered in 24 weeks.

But Plowden isn't where our story with LBS started.

We've worked together for more than 14 years, with our wider work including electrical testing, maintenance and certification across 26 buildings, 4,000+ circuits and 15,000+ devices.

That long-term knowledge of an estate matters. It means we're not arriving at each project as strangers to the buildings, the infrastructure or the standards expected of us.

One relationship. 26 buildings. And plenty of work we're proud to have delivered together.

What does “future-ready” actually mean in an electrical installation? ⚡️

It doesn't mean guessing what technology a building will use in 2045. It means avoiding unnecessary limitations today.

That might mean considering spare capacity within distribution, sensible containment routes, accessible infrastructure, clearly documented circuits and how additional data or electrical requirements could be accommodated later.

That's particularly relevant as new development continues to be planned around Hemel Hempstead. Dacorum is currently shaping its Local Plan to 2045, including future employment sites.

Buildings will change, tenants will change, technology definitely will.

Good infrastructure should make that change easier, not become the reason it gets expensive.

We think education estates sometimes get a rough deal from contractors.

A school or college might have a six-week summer window to complete months' worth of planned works.

Then September arrives. The building fills up again, and suddenly there's very little tolerance for anything that wasn't finished properly.

That's why we don't think education projects should be treated as ordinary commercial jobs with a different address.

You need to understand the academic calendar and how the site operates when occupied. You also need to be realistic about what can actually be achieved within the available programme.

Sometimes that means telling a client early that the programme needs changing.
That's a much better conversation in May than it is on the last Friday in August.

We've worked across education for years, and it's an area we want Whitestar to do considerably more in.

There's some brilliant work happening across UK education estates, and we think good contractors have a lot more to contribute than simply turning up when the tender says so.

FAQ: What does a commercial electrical installation actually cost?

It depends on far more than the size of the building.

Electrical load, circuit requirements, cable runs, distribution boards, lighting, containment, accessibility and even what the building might need in the future can all change the scope and budget.

An office, manufacturing facility, university or hospital can therefore require very different installations, even at a similar size.

A classroom designed for 30 people can have a lot more than 30 things connected to it.

Laptops, interactive displays, access points, CCTV, charging equipment, AV, building controls...

And that’s before somebody decides the room needs to do something completely different next year.

It’s why we think electrical and data capacity in education should be planned around how teaching spaces are evolving, not simply what they need on installation day.

When we work on education projects, we include future capacity in the conversation. Can containment accommodate additions? Is there cabinet capacity? What happens if the room changes use?

Because in education estates, change isn't really an if. It’s a when.

Good commercial lighting installation is about putting the right light where it’s actually needed.

Too little light can create visibility issues, but too much can introduce glare and make tasks uncomfortable. Offices, warehouses, corridors and external areas all have different requirements.

That’s why we assess how the space is actually used before recommending an installation.

There’s plenty more to consider, from LED efficiency and controls to emergency lighting and live-site upgrades.

We’re now into the second week, and the miles are steadily climbing.

For anyone who missed the start, John is running 1 mile on 1st October, 2 miles on the 2nd, 3 on the 3rd, continuing all the way up to a frankly ridiculous 31 miles on 31st October.

By the end of the month, he’ll have covered 496 miles, almost 19 marathons, raising money and awareness for the Motor Neurone Disease Association.

After watching him complete seven marathons in seven days in 2024, we know better than to question him when he says he’s going to do something. 😅

Everyone at Whitestar is right behind him as those daily distances start getting considerably less friendly.

Before you replace that Wi-Fi access point, check what's behind it.

A classroom with unreliable connectivity doesn't automatically need better Wi-Fi.

Sometimes, the problem isn't the access point at all.

A damaged cable, poor termination or an issue further back in the network can cause intermittent connections and devices to keep dropping offline.

And in a school, that cabling might be supporting far more than Wi-Fi. CCTV, access control, interactive displays and other systems can all rely on the same wider infrastructure.

Which is why we don't see data cabling as simply an IT extra.

It's part of the building infrastructure, and it needs to be planned like it.

If you're upgrading a school or public building, get IT, Estates and anyone responsible for security involved early. It's much easier to coordinate another access point or CCTV connection while the ceiling is open than discover you need it after everything has gone back together.

£15.9 billion.

That's now the estimated cost of clearing the NHS maintenance backlog.

And in 2024/25, more than 4,100 clinical service disruptions were caused by estates and infrastructure failures, including problems with electrical infrastructure.

Those are pretty sobering numbers.

For healthcare Estates teams, there's an enormous amount to manage. Ageing infrastructure, limited budgets, competing priorities and buildings that simply can't stop operating while work takes place.
Which is exactly why electrical maintenance can't just be about reacting when something fails.

Knowing the condition of your infrastructure, understanding where the biggest risks are and planning work before something becomes an emergency makes a huge difference.

We've worked in live healthcare environments, and keeping the building operational isn't an added consideration.

It's part of the job.

The Government's new 10 Year Capital Plan puts a major focus on repairing and renewing the NHS estate. With a £15.9 billion maintenance backlog to tackle, that work can't come soon enough.

Installed doesn't mean finished. Take a new CAT6 installation.

Once the cable is pulled and terminated, it still needs to prove it can perform as intended.

That's where certification testing comes in. Installed links are tested against the relevant performance requirements, with results forming part of the project records.

Why should the client care?

Because "it worked when we plugged something in" isn't the same as having documented test results for the infrastructure you've just paid for.

And if you're inheriting the installation as an Estates Manager, you'll be rather glad someone kept them.

Good handover information is part of the installation.👌🏼
