Rental trends across Montreal are showing mixed movement compared to last year.

While most neighbourhoods saw declines, Saint-Henri recorded a significant increase, with 1-bedroom rents rising to $1,933, up 20% compared to last year.

Across the city, 9 out of 10 areas experienced rent decreases, with declines reaching up to 11.4%. The overall Montreal average is now $1,636, down 4.3% year over year.

Brampton rents have declined notably compared to last year, making it one of the most affordable major rental markets in Ontario.

Average asking rent for a 1-bedroom unfurnished unit is now $1,786, down 10.8% compared to last year. This is below the Ontario average of $1,970, which declined by 8.8% over the same period.

As rental pricing continues to ease across the province, affordability is shifting across markets.

Vancouver rents continue to decline as renter demand weakens across BC.

Metro Vancouver 1-bedroom unfurnished rents fell 3.89% compared to last year, and are now down 8.31% compared to 2024 levels.

With demand turning negative throughout 2025, renters are beginning to see more favorable pricing across the region.

1-bedroom unfurnished rents declined across all five, with Coquitlam leading at -17.7%, followed by Richmond (-9.4%), New Westminster (-8.6%), Surrey (-8.0%), and North Vancouver (-7.6%).

Saint Henri is bucking the trend in Montreal’s rental market.

While most neighbourhoods saw declines, 1-bedroom rents in Saint Henri rose 11.8% year over year to $1,902. In comparison, the Montreal average dropped 5.8%, with several areas experiencing even steeper decreases.

As the broader market cools, Saint Henri remains a notable exception.
