Boutique motel (30 rooms) · Historic Route 66, Seligman, AZ · asking $895K
Route 66 turns 100 this year, and the little town of Seligman, Arizona is a big reason the road is still on the map. Locals here helped spark the movement that saved the highway, and the town went on to inspire the setting of the animated movie Cars. Right on the main drag sits The Postcard Motel, a 30-room roadside classic from 1964, renovated in 2022, with a neon sign and a gift shop out front. It's listed at $895,000, just under $30,000 a room.
Here's where the GP hat goes on. At that basis, on the most famous road in America in the exact year it's back in the spotlight, you're looking at a value-add hospitality play. The sellers are absentee, so an owner-operator has room to run it harder on pricing and expenses. More than $300,000 in recent work is already done, including a new roof, so near-term capex is light. It sits in an Opportunity Zone, and rooms run about $108 a night today, which leaves headroom to lift rate through a rebrand or a franchise flag.
The risks are just as real. A 30-key motel is a hands-on business to run, the market is a tiny remote desert town that lives on road-trip traffic, and a centennial year is a tailwind that fades once 2026 is over. The asking price has already come down hard from where it started, which tells you something about how the market is reading it.
How would you play it, GPs? Buy it and self-manage the upside, rebrand and push rate, or pass? Tell us how you'd underwrite it.
