India Co-living Report 2026 is live, and the numbers tell a story the industry is not talking about loudly enough.

The total PG and co-living market in India is worth Rs 52,300 crore. Organized, branded operators hold just 5 percent of it.

Rents rose 18.1 percent year on year in Q3 2025. In Bengaluru, co-living at Rs 11,000 to Rs 22,000 a month is now cheaper than a comparable 1BHK flat at Rs 14,500 to Rs 34,200. Co-living is not a lifestyle choice anymore. It is the affordable option.

Rs 2,000 crore in institutional capital from Bain Capital and HDFC Capital arrived in a four month window. Organized operators have now entered 12 Tier 2 and Tier 3 cities since late 2025.

And yet 61 out of 61 people we interviewed still refuse to book without a physical visit first. Trust has not been solved. That is the ceiling on all of it.

Hostel essentials checklist, the things you're definitely going to forget until day one.

Room essentials: extra bedsheets and pillow covers, stick-on hooks, foldable laundry bag, basic plate fork and spoon set, tiffin box for meals and snacks.

Electronics: open mouth electric kettle, iron, heating pad, long extension cord since power outlets are never where you need them.

Bathroom and cleaning: washing liquid and cloth brush, hand wash with refills, hand towels, bucket mug and stool if your PG doesn't already provide them.

Random lifesavers: scissors and newspapers, spare keychains, eye mask for shared rooms, flask and extra water bottles, nail cutter and ziplock bags.
