We’re proud to have formally transferred the former White Hart pub in South Mimms to Hertsmere Borough Council, fulfilling one of our key commitments and marking the start of an exciting new chapter for the building and the wider community.

This historic site will now be transformed into a Community and Technology Innovation Hub, supporting skills development for all ages, from inspiring young people to prepare for future careers in emerging technologies, to helping adults re-skill and thrive in a rapidly changing digital world.

The building will be transformed into a future-focused space, combining its historic character with modern facilities including a robotics lab, podcast studio, video editing suite, classrooms and flexible community spaces, all designed to support learning, creativity and innovation.

Alongside the refurbishment, we’ve provided £5 million to Hertsmere Borough Council to support the running of the hub over the next 15 years, helping to ensure its long-term sustainability and impact.

James Craig and Andy Brewer, Directors of DC01UK, said: “The formal transfer of the former White Hart marks an important milestone, turning a long-standing commitment into reality. This project is about investing in community infrastructure, people and opportunity, creating a place where future generations can develop new skills, while also ensuring that those already in the community are supported to adapt and thrive in an increasingly technology-driven world. We are delighted to complete this transfer and look forward to seeing this vision brought to life over the coming months.”

Cllr Jeremy Newmark, Leader of the Council, commented: “I see the transformation of a former pub into a community and technology innovation hub as a huge boost to the training and skills agenda in Hertsmere. It synergises naturally with our growing high-tech infrastructure base – data centres, the immersive experience and advanced creative industries. This is a real win for local people, local business and the local economy.”

We look forward to seeing this vision come to life and the positive difference it will make for generations to come.

🚀 A defining moment for the UK’s digital infrastructure.

We’re proud to announce the sale of our South Mimms data centre site in Hertfordshire to Equinix, one of the world’s largest data centre companies and operators. The deal represents one of the largest infrastructure and real estate transactions globally in recent years.

With a projected £3.9bn investment, the 85-acre site, now named the Hertfordshire Campus by Equinix, will become one of Europe’s largest and most advanced data centre developments. Delivering over 2 million sqft of cutting-edge space, it is designed to meet growing demand for data, storage and AI-powered services, helping drive the next wave of cloud and AI innovation.

The sale reflects a strategic vision executed at pace by the DC01UK team, underpinned by collaboration with experts, local and national government, and precision planning. Once operational, the development is expected to support thousands of skilled jobs nationwide through the wider digital supply chain and contribute billions to the UK economy.

James Craig, Director of DC01UK, said:

“This is a landmark moment for the UK and a powerful example of local entrepreneurship driving national innovation. The ambition behind the DC01UK project is extraordinary and we are delighted that the vision for this project will be taken forward by leading experts committed to delivering it to the highest standards, maintaining our ambition, realising the community benefits, and embedding themselves in the growth and future of Hertfordshire. For us, it’s a proud moment that also marks the beginning of an exciting new chapter as we continue to progress other UK data centre development opportunities to drive further innovation and investment in this space across the UK.”

Andy Brewer, Director of DC01UK, said:

“This deal marks a significant step forward for this world-class project and for the UK’s digital future. It was born of local ingenuity and determination and aligns closely with the Government’s ambition for the UK to be a global leader in AI and advanced technology. With one of the world’s largest operators now taking our vision forward, the project is entering an exciting new phase, one that will help position the UK at the forefront of the data revolution.”

Stephen Beard, Global Head of Data Centres at Knight Frank, said:

“This is a seismic moment for the UK’s infrastructure landscape. The scale, ambition and strategic value of this site are unmatched. It’s rare to find a location that ticks every box, power, connectivity, proximity to key markets, and this one does.”

*𝗕𝗿𝗲𝗮𝗸𝗶𝗻𝗴 𝗡𝗲𝘄𝘀*

We are thrilled to announce that our outline planning application for DC01UK, one of Europe’s largest state-of-the-art data centres, received a resolution to grant planning permission at tonight’s Hertsmere Planning Committee. This marks a significant step forward in meeting the growing demand for cloud compute and AI, aligning with the government’s classification of data centres as critical national infrastructure in September last year and its AI Opportunities Action Plan announced last week.

DC01UK will span up to an impressive two million square feet, and this innovative data centre campus will set the gold standard for the next generation of high-tech infrastructure. Strategically located, it benefits from a reserved 400 MVA power allocation from the National Grid and proximity to key fibre optic routes and major Availability Zones.

Our proposals are landscape-led and the 85-acre site has been carefully designed with a focus on sustainability, retaining approximately 54% as green, open space and delivering a 10% net biodiversity gain. The plans include significant local benefits, such as the expansion of the local Beryl bike-share scheme, £2 million in upgrades to bus routes, and improved cycle paths, footpaths, and crossings. Additionally, there is a financial commitment to support local employment skills and opportunities.

Economically, the project is set to make a substantial impact. With an estimated construction value of £3.75 billion, DC01UK will generate an estimated £21.4 million annually in business rates once operational. It will also directly create 500 skilled jobs during the construction phase, 200 permanent roles on-site, and approximately 13,000 indirect jobs. Furthermore, it is expected to contribute approximately £1.1 billion in Gross Value Added (GVA) per year.

We would like to extend our gratitude to Hertsmere Borough Council, including councillors, planning officers, and local stakeholders, for their collaborative approach and support in helping us realise this ambitious vision. We would also like to thank our dedicated team, partners, and professional consultants who played a vital role in bringing these plans to fruition.

DC01UK represents a significant milestone, positioning the UK as a global leader in artificial intelligence as well as cementing Hertsmere’s status as a technology and media superhub.

We’ve received a lot of questions from local residents asking, What is a Data Centre? 🤔

Data centres are the backbone of the digital world! 🌐 They’re large facilities filled with computer servers that store, process, and manage data. Think of them as hubs that keep your favourite apps, websites, and online services running smoothly. 💻

Here’s what they do:

🎮 Cloud Services: Power platforms like Google Drive, Netflix, and online games.

🖥️ Internet & Websites: Store the data that makes your favourite websites work.

🏢 Business Tools: Help companies manage emails, apps, and databases.

💳 Financial Transactions: Securely process your online banking, shopping, and stock trades.

📂 Data Backup: Keep copies of important data so businesses and individuals don’t lose valuable information.

Without data centres, modern life would slow down significantly. From your social media feed to important financial transactions, everything relies on them!

As our world gets more connected, data centres will be even more essential for keeping everything running smoothly. 🌍

As part of our proposals, we are collaborating with Hertsmere Borough Council to deliver a new Technology and Innovation Hub at the former White Hart site. This project will transform this key community asset into a hub for learning and education, while preserving its status as a listed building in South Mimms.

The Technology and Innovation Hub will offer Hertsmere residents, and the wider Hertfordshire community, new training and apprenticeship opportunities, equipping them with valuable skills and experience.

Delivered alongside DC01UK, these proposals will provide training and apprenticeship opportunities for all age groups, enhancing technology literacy and computer skills. This initiative will empower residents with high-tech skills, preparing them for careers in the fast-growing technology sector.

Teaching today, empowering tomorrow.
